Propertyworld is delighted to bring to market this lovely, two-bedroom, ground floor apartment with a private patio area, share of a huge communal garden and off-street parking in highly sought after Anerley Park.
The property benefits from a huge amount of natural light and the views of the gorgeous communal garden, that you have direct access to, are stunning. It certainly has plenty of kerb appeal from the front too, occupying much of the ground floor of a handsome Georgian villa.
The accommodation is neutrally decorated and in part benefits from a stunning parquet wooden flooring. The main reception room is almost 18ft by 15ft with patio doors to the private patio and garden. The room is huge and large enough to accommodate a dining area as well as a space for the family to relax. Both bedrooms are doubles although the principle is larger with an ensuite bathroom. The second bedroom has access to a separate W.C which could be adapted to create a second bathroom with ease.
The kitchen is fully fitted with wooden wall and base units, integrated electric oven and hob with space for a washing machine, fridge/freezer, and dishwasher. The garden feels like an extension of the apartment, with a private decked patio area immediately from the rear of the property which then leads onto the well-kept communal garden packed with mature trees, plants, and lawn to play.
The property will shortly receive a newly extended lease.
Anerley Park is a prestigious address, a stone's throw from the iconic and award-winning Crystal Palace Park. Both Penge East and West train and Overground stations are close by providing fast regular services into London and beyond. There is a wide range of gastropubs, restaurants, and coffee shops in Penge whilst Crystal Palace, Beckenham and Sydenham offer even more dining, shopping, and leisure options.
We have loved living at Anerley Park, being so close to three different trainlines has been really convenient. Our large garden and private decking have been great for family BBQs and get togethers. Additionally, we have the added bonus of being minutes away from Crystal Palace Park and have spent many hours in there with our children. It's a fantastic location for nurseries, schools, shops, cafés and pubs and we will be sad to leave.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on January 18, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on January 18, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 5, 2012 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
