*Vendor Comments* "We have lived here for 10 happy years. We moved here in 2013 from the Triangle in Crystal Palace. The flat has served us well over the years and it is only because our three children are growing that we need to move.
South Norwood Lake did and continues to, represent a good value area close to Crystal Palace and Croydon. With nearby shops, parks woodland and schools. There's even a yoga centre, a craft beer cabin, a specialist cheese shop and an artisan cafe on the high street.
Being on the top floor, the flat has the sole benefit of two large lofts, which provide considerable storage space and a potential for conversion into additional bedrooms etc. if required. We looked into this option prior to the lockdown and the subsequent change to homeworking.
The flat has wonderful views over the neighbouring park and lake, including a view of the Crystal Palace Transmitter, and you can see for miles to the east. It’s been great to watch the boats on the lake from the bedroom window. We will miss the park with its Sunday Cricket matches, bat walks, blackberries and woodland. It’s also a great shortcut to Crystal Palace Park and close to areas of ancient woodland.
With a bus stop 1 minute from the door, linking to Crystal Palace one way and Norwood Junction and Croydon the other way, the flat also has excellent transport links.
The local primary school is just 10-minute walk away and the secondary school is the same distance in the opposite direction.
As the property is shared freehold we are in charge of our own budgets for the upkeep of the building, which we address at quarterly meetings. We have been blessed with friendly neighbours/fellow freeholders throughout the ten years we’ve been here. In most years the only cost is the insurance renewal.
The reception room is large and airy with lots of natural light, dappled through the trees, which also provides privacy. The main bedroom and bathroom are also a very generous size, which has allowed us to use part of the bedroom as a 'work from home' office space. In the bathroom, we've fitted a large deep tub, if you like a nice relaxing soak and twin sinks.
Perhaps the most surprisingly useful features of the flat are 1. the wide and spacious landing area, which we’ve used for everything over the years, from a dining area to a library and somewhere to dry the washing. And 2. the cloakroom area as you enter, prior to ascending the internal stairs to the flat. It’s really nice to have a space for your wet coats and shoes without bringing them into the living areas of the property.
The whole flat has been redecorated over the last two or so years. The bathroom was fitted two years ago and the new wooden bedroom and landing floors were laid in 2021.
The kitchen floor was laid in 2023 and the cooker and hob were also installed in January 2023. The kitchen has a fitted dishwasher and we are happy to leave the fridge and washing machine if you need them (both in good working order).
The communal garden is there for barbecues and relaxing in the sun. It gives a good crop of strawberries and apples. There is also plenty of off-street parking for the residents.
All in all, it’ll be a wrench to leave the flat, but we hope the next owners with be happy here and will love it as much as we have".
