This characterful 2-Bed cottage is located in the heart of Wheatley village but has quick and easy access to the vibrant city of Oxford.

There is a regular and frequent bus service, with a bus stop a minute's walk away, or there is a Park & Ride off the A40, which is a close by.

The village is supplied with a small parade of shops, including a post office, butcher, a bakery, a convenience store and café. A patio area outside the backdoor is great for outdoor dining.

There is an outdoor storage shed/garage which does need updating but which has the potential to be turned into an area of hardstanding (access would be by the small village car park). There is also an insulated garden shed containing an outside toilet.

Inside the cottage, the kitchen/sitting room has a beamed ceiling and a cosy cottagey feel. The original cottage has been extended downstairs, with an additional room leading from the kitchen/sitting room, presently used as a study. Leading on from this room, the double-glazed conservatory, with French doors, sits in the heart of the garden. This is a perfect bright day room whilst evenings can be spent cosied in the sitting room by the wood burner.

The village offers a choice of pubs, churches and has the Merry Bells Village Hall in the heart of the village. Shotover estate is easily accessed on foot, and nearby Shotover Park, originally a Royal Forest, offers a further 289 acres of open space. The delightful Waterperry Gardens with a tearoom, gift shop and occasional theatre/opera, is also a local attraction.
