Property description & features

  • Tenure: Freehold
  • Period townhouse with character
  • Central location within walking distance to Sherborne town
  • Four wonderfully light bedrooms
  • Three bathrooms
  • Guest cloakroom
  • Charming courtyard garden
This appealing property, justifiably listed Grade II of Architectural and Historical Importance, is positioned in arguably one of the best spots in Sherborne. Dating from the early 1800's the property holds an enormous amount of charm and whilst having benefitted from various upgrades over the years, would now benefit from some modernisation in places.

The extensive ground floor is a welcoming space, equally suited for day to day living as it is for entertaining. The sitting room, positioned at the front of the house, is full of character with large sash windows, plenty of bookshelves and a delightful fireplace with gas fire (not tested) providing a pleasing focal point. The dining room, with its impressive stone fireplace and fitted units, has wood flooring that runs seamlessly through to the kitchen breakfast room which can be used for more informal dining. The kitchen itself is very well appointed with a range of painted wall and base units under a wooden work surface with tiled splash back. There is a white ceramic 1.5 bowl sink, 4 ring gas hob, integrated oven, dishwasher and space and connection for a fridge freezer, ensuring this is a very practical space for food preparation. Worth a special mention is the incredibly light and bright Conservatory/Family Room that lies to the south of the property. French doors open from here to both an internal courtyard and the terrace that lies to the rear of the property. In addition, there is a conveniently located cloakroom and plenty of built in storage.

Stairs rise from the hallway in the centre of the property to the first floor, where three excellent bedrooms with sash windows can be found, two of which benefit from an ensuite shower room. A further set of stairs then rises to the second floor where there is a fourth bedroom, further bathroom, and fabulous views south across the rooftops of Sherborne to the Castle, Abbey, and hills beyond.

OUTSIDE
The delightful south facing gardens are what really set this property apart. They have been cleverly landscaped and lovingly nurtured to provide all year round colour and interest and are full of a rich abundance of flora and fauna. Mature trees, established shrubs, clipped hedging, lawned areas and even raised beds ensure this is a real gardeners delight. Bounded by a beautiful old stone wall on one side, adorned with a variety old English roses and various climbers, a path leads down to a hugely versatile garden studio that could be used for any number of purposes.

All things considered, this is a wonderful property in a very popular and convenient location.

SITUATION
The property is located on Newland Garden, one of Sherborne’s most sought after addresses. Dominated by its ancient Abbey and school, Sherborne is arguably the most attractive town in Dorset. Numerous musical and cultural events occur throughout the year and there is a superb range of traditional shops and boutiques. The two castles, one of which was home to Sir Walter Raleigh, reflect the historic nature of the town, the centre of which is designated a Conservation Area in which a policy of strict planning control operates to preserve its special character.

West Dorset is well known for its unspoilt landscape and there are many pretty villages and countryside walks nearby. The Jurassic Coast is a mere twenty miles away at Weymouth. This stretch of coastline, from Portland to Lyme Regis, with its spectacular cliffs, has recently been designated a World Heritage Site.

Communications to this part of the country are excellent. From Sherborne there is a regular train service to Waterloo in about 2 hours 25 minutes; the station is within walking distance. The A303 (linking with the M3) is a dual carriageway almost the whole way to the M3, thus putting London within a reasonable drive.

Places of interest

The beautiful town of Sherborne is centred around the Abbey, founded in 705 and renowned for its spectacular fan vaulting, and which sets the tone for the whole town which is widely known across Dorset, Somerset and the southwest for its beauty. Our office occupies a Tudor building adjacent to Sherborne Abbey in the heart of the town, and the large shop window is highly visible to both pedestrian and vehicular passing trade. It fits neatly into our regional network of Shaftesbury, Dorchester, Taunton and Exeter. Liaising with these offices, we sell all types of property throughout West Dorset, South Somerset and East Devon, including townhouses, cottages, village properties, rectories, manor houses and small farms. This area is particularly noted for its schools, beautiful coast and countryside and is much more accessible than many think, being a little over two hours from London by both road and rail. Our office personnel are carefully selected for their interpersonal skills to make the buying and selling process easier and less stressful. They all have great experience and have been with Jackson-Stops for many years, providing continuity, and know and love Sherborne and its surroundings intimately.
