A rare opportunity to acquire one of Salisbury's most significant historic property's in one of the city's finest locations. A unique heritage building with potential for refurbishment or conversion, of interest to occupiers, investors and developers.

Church House is a Grade I Listed building, the origins of which date back to the 15th Century, when it was built as a private home for the Audley family. The building operated as a parish workhouse from 1634. In 1881 it was acquired by the Church of England and has remained in use as administrative offices for the Diocese of Salisbury since that date.

The building is currently used as offices and four flats, three of which are located in the South Range and the fourth in the North Range.

The North Range is two-storey of 15th Century origin and built in Chilmark Stone with clay tiled roof. It incorporates the Great Hall with collar beam roof and Minstrels' Gallery, as well as the Solar with Elizabethan plastered ceiling. The West Range is two-storey of 16th Century origin, built of mixed Chilmark Stone and brick, with clay tiled roof. Internally, it is arranged as cellular offices providing a link between the North and South Ranges on each floor level. The South Range is three-storey of 18th Century origin after the parish workhouse was rebuilt in 1728. It is built of brick elevations with clay tiled roof and houses a combination of residential flats and commercial offices. The South Range extension provides two-storey office accommodation built circa 2001 of brick with tile hung upper storey and clay tile roof. The 'Property Office' comprises a single storey open plan building of brick elevations with pitched tiled roof built circa 1987.

Externally, a central courtyard is accessed via a medieval archway and provides allocated parking for 14 vehicles, with potential for double parking increasing this to 24 parking spaces. The total site area is 0.59 acres with two gardens within the grounds, one of which fronts the River Avon.

Salisbury is a historic Cathedral City in central Southern England, with a resident population of 41,800 people and a county population in excess of 500,000 (source 2021 census). The city and its magnificent Cathedral, along with the World Heritage Site at Stonehenge, are global tourist attractions. Salisbury has a main line railway Station, providing easy access to London and the South West. The city offers extensive shopping, cultural and leisure facilities.

Situated in a prime location in the city centre the property sits in a unique position alongside the River Avon, with spectacular south facing views of the Cathedral. To the west, Queen Elizabeth Gardens, one of Salisbury's cherished parks provides relaxing open space and access to the famous Town Path where you can enjoy views of the Cathedral across the water meadows. Crane Street has a surface level public car park, a medical centre and care home. The pedestrianised High Street and entrance to the Cathedral Close are within the immediate vicinity.
