Description

A very attractive four bedroom detached house in a small development of eight houses on the edge of Woodbury in East Devon.

Exeter 5 miles, Exmouth 4 miles and M5 Junction 30 2 miles.

Newly constructed in 2023 the house has a large open plan kitchen/dining room which opens onto a level enclosed garden, sitting room, study, 4 bedrooms (2 en suite), bathroom, detached double garage off-road parking for two cars and good size front and rear gardens with an outlook onto countryside beyond.

The main entrance hall, dining and kitchen have tiled floors with underfloor heating with the study and sitting room carpeted again with underfloor heating. Upstairs the heating is via radiators.

The development sits on the edge of Woodbury a relatively level walk from the centre of the village, cricket pitch, primary school, health centre, two pubs, a couple of shops and a garage.

Situation

Woodbury Parish, which includes the villages of Woodbury, Woodbury Salterton and Exton, is one of the largest parishes in Devon. It encompasses much of Woodbury Common, an outstanding area of natural beauty and enjoys a thriving community spirit rooted in the church and chapel, in the school and in agriculture. In days past, the parish was frequented by Sir Francis Drake and there is a chapel dedicated to his memory at St Swithins in the village centre. Some of the facilities of the village include two excellent public houses, a village store and post office, doctor's surgery, nearby golf club and leisure facilities at Woodbury Park and a bus service operating between Exmouth and Exeter, being only minutes away. Close proximity to RD&E, Met Office and University.

Directions

From the Topsham office, leave the town along Elm Grove Road, pass Darts Farm and at the roundabout turn left. At the following one, turn right and continue along the road into Woodbury. Continue through the village, pass the turning on the left into Fulford Way and take the next left into Town Lane.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on March 24, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
