  • Great privacy and charm
  • Grade II listed
  • 1700 sq ft of accommodation
A charming Grade II detached cottage in need of extensive refurbishment in a semi-rural location.

Description

Ivy House is a charming, detached period cottage, with accommodation over three floors and good room sizes. The property is built in brick with part timbered elevations, under a tiled roof. The original cottage is believed to date from the C17th and C18th, and is listed Grade II. The property is now in need of extensive renovation, but has retained some lovely original features including exposed timbers, stone flagged and quarry tiled floors and an oak staircase and floorboards. The main rooms are of good sizes and the location offers a good level of privacy.

The front door opens into the drawing room with a large fireplace with fitted woodburner and exposed beams. Off this room is the second sitting room with a stone flagged floor and a brick fireplace with woodburner. There is a small kitchen with quarry tiled floor and beamed ceiling, and to the rear of the property a garden room, the ground floor bathroom and separate wc. On the first floor a large landing gives on to two bedrooms and leads to the staircase to the attic bedroom.

The plot is of a good size with pretty cottage gardens with areas of lawn to front and rear, bounded by hedging and mature shrubs, interspersed with brick pathways. Whilst the previous owners have parked on the lane, there is plenty of scope to provide off road parking, subject to the necessary consents.

Location

Ivy House is situated on a no-through lane on the edge of the village of Stoke Orchard, located to the north west of Cheltenham, and mainly surrounded by agricultural land.
Bishops Cleeve (3 miles) and Tewkesbury (5 miles) offer a good range of amenities including shops, schools, healthcare, restaurants and sporting opportunities. There are local primary schools near by at Tredington (3 miles) and secondary schools at Bishops Cleeve, and Tewkesbury. Bus services run from Stoke Orchard, where there is a community centre, local shop and Church, and train services are available from Ashchurch (5 miles) and Cheltenham (6 miles), whilst access to the M5 northbound is only one and a half miles away.
Cheltenham is famed as one of the most complete Regency towns in England and historically the original and most fashionable spa towns. Now a highly desirable place to live the town is well known for its grand houses set amongst formal avenues and beautiful garden squares. Fewer than a hundred miles from London it nestles beautifully between the Cotswold Hills and the Wye Valley and is home to numerous respected schools including Cheltenham College, Cheltenham Ladies College, Dean Close and Pates Grammar.
