A fabulous, one bedroom, Victorian, converted apartment, sitting to the top floor of a once grand, Victorian house, boasting A LONG LEASE. This super property is located within several minutes walk of Crystal Palace Park, ideal for early morning strolls around the boating lake, evening concerts as well as minutes walk into the heart of the Crystal Palace Triangle.

The accommodation is nicely presented and beautifully proportioned with lots of natural light. The details include: A split-level entrance hall with a top landing, thus giving space for a washing machine and loft access.
A generous size lounge means there is enough room for a dining table and chairs as well the sofa
for relaxing - all set with neutral decor, dark fitted wood floors, all flooded in natural light.
The kitchen flows gently off the lounge offering a range fitted with a range of wall and base units - with plenty of counter space, completed with integrated fridge, freezer, oven and hob. A large bedroom sits to the rear of the property, looking out over the communal lawns below and is deceptively spacious upon entrance The bathroom provides a standard three piece suite and a centred frosted window, once again giving plenty of natural light and ventilation.

Outside to the front, the ground is communal.
Set in one SE20'S most sought after roads, we think this is a fantastic, low maintenance property, with a long lease.

I bought the flat as i loved the split level aspect, it really makes it feel like a big space. I bought in the area as it has two train stations going to different parts of the city and a massive park within 5 minutes walk.. However, i learned that the area is fantastic. The pubs are the best on the over-ground this side of the city and there are plenty of great food options - definitely try the local butchers if you eat meat.

When we started our family business back in 1997, we wanted to offer something different.  We had three aims in mind.  To deliver exceptional results on behalf of our clients, be honest and trustworthy and to provide the best customer service we possibly could. 19 years on and we’ve learnt a huge amount about what our customers need and want from us, but our core values haven't changed. We are proud to have won a number of awards for our customer experience including Best Small Chain in the UK 2017 (allagents.co.uk), Best Estate Agency - London (Real Estate and Property Awards 2016) and Best Estate Agency in South East London 2016 (allagents.co.uk). The awards we’ve won are testament to our team’s commitment and our hard-working, customer-first attitude. We’re also delighted that 99% of our customers would recommend us to their friends and family.  And this isn’t just because we apply our 50 years combined experience and expertise.  It’s because we put our customers at the heart of what we do.  We go out of our way to make the process of buying or selling, renting or letting as painless and as smooth as possible.  We support, we don’t hinder.  We care about what we do and the people we’re working with. Broadband availability and predicted speed: obtained from Ofcom on December 22, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 22, 2021

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on March 14, 2013 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
