 History & Background

 This pretty red brick and slate roofed Victorian property dates back to the turn of the last century and was built to house farm workers for the local estate. Over the last four years the property has undergone a complete renovation from the ground upwards including a new roof and all exterior walls re pointed. The ground floors have been insulated with 150mm Celotex and all internal walls have also been insulated with 75mm Celotex insulation board, double glazed sash windows with fitted blinds to all but one windows, recessed spotlights throughout, all tiled floors benefit from underfloor heating backed by Anthracite coloured cast iron radiators with Nickel taps. All light and plug sockets are also in a nickel finish with most rooms having dimmer switches and some sockets have USB points. All architraves and skirting boards have been spray painted in a polyurethane toughened paint and the walls have been decorated in a bright neutral tone. All internal doors are original and made of pine and have been restored and have original brass fittings.  

 Setting & Location

 Set in an elevated position on the edge of the village of Cold Norton the property has some of the nicest views from both front and rear over beautiful farmland to woods and to the Blackwater estuary, Maldon and Osea Island. The village has a primary school, village Hall and playing field and has good road connection to the Dengie peninsular and beyond.Several of the Essex burgeoning vineyards are located in the area, making the most of the fertile soil and sunny growing conditions. luxury the house offers. The kitchen/dining room is to the rear of the property, large

windows to the side and rear as well as a glass external door allows natural light to flood in. The Roca bathroom suite has been imported from Spain, as are the porcelain tiles, there is a sink within a vanity unit with a Grohe automatic sensor tap with an illuminated mirror above.

First Floor Accommodation

The stairs fitted deep pile carpet, lead from the front door. All the bedrooms have carpet floors, original cast iron fireplaces, sash windows and fitted blinds. The double to the front has far reaching views, there is another double bedroom to the side and a single bedroom which leads to the first-floor bathroom with free standing bath with feature tap and shower head, Roca suite, with bidet, vanity sink with illuminated mirror above and automatic Grohe sensor tap. Porcelain tiles and underfloor heating with cast-iron radiator.

The Gardens & Grounds

The property has a large garden with immaculate lawns to the front and rear, young

lavender hedging and beech hedging as well as Acer trees and a Foxglove tree. A large gravel drive has space for 6 cars and the path from the front door leads to the rear patio,
