Description

Summary
West Forest Farm is situated in a peaceful rural location approximately 5.6 miles south of the popular market town of Frome, enjoying far reaching views over adjoining farmland. Located a short distance from the A303 the property enjoys excellent communication links with Bath (A36) to the north, Bristol (A4) to the north west and the Cathedral City of Salisbury, south east. Mainline rail connections are available from Westbury, Gillingham and Bath.

West Forest Farmhouse
West Forest Farm is a private residential equestrian property with secondary accommodation, modern farm buildings, extensive equestrian facilities and 52 acres of productive pasture, all within a ring fence.

The farm was a dairy farm until 2002, it was then converted for equestrian use and a cottage created for ancillary accommodation.

The current owner has continued to invest in the facilities, providing new track to access the turnout paddocks, building an all-weather turnout area, and substantially improving the stables and barns with new cladding and insulated roofing. The gallop has also been regraded and serviced.

West Forest Farmhouse is an attractive unlisted period country house of stone elevations under a tiled roof. The property offers spacious and well-presented accommodation arranged over three floors.

The house has been comprehensively refurbished by the current owner, including lime repointing, new metal guttering and refurbishment of all the exterior doors and windows as well as extending the eastern ground floor elevation, creating a wonderful garden room which has undoubtedly created a huge amount of light and warmth throughout the ground floor of the property. While the house has a number of period features including exposed beams, flagstone flooring and an Inglenook fireplace, the windows are all large and so it does have very good light and the work done by the current owner has certainly improved this.

West Forest Farm benefits from two driveways, the first serves the house only and was recently created by the owners to provide a gravel drive leading to an oak framed double car port. The second serves the equestrian facilities and gives a degree of seclusion to the house meaning that a commercial operation, subject to planning, could be founded at West Forest Farm without disturbing the house. The garden has been planted with perennials and shrubs in the borders, and the rest of the garden was planted as a wild flower meadow, which is really starting to come into its own.

The Cottage and Cabin
The Cottage at West forest farm is approached by the equestrian drive with parking in front, it has recently been renovated and contains two bedrooms and a private garden with access to the yard. The two bedroom Cabin was installed by the vendors under permitted development rights and is located away from the buildings with views over the land.

Equestrian Facilities
The equestrian facilities at West Forest Farm include:
50m x 25m Arena with Martin Collins surface
Claydon Covered Horse walker
American Barn with 11 monarch boxes and wash down bay
Stabling barn with 3 foaling boxes and inspection chamber and 3 boxes overlooking yard
Dutch Barn machinery and feed store
Lean to with 8 further stables
Undulating circular waxed gallop
Stone tack room with staff toilet, under tiled roof
Stone store under tiled roof

Land
Lying to the north of the house the land lies within a ring fence and is laid to permanent pasture. The pasture is made up of four large fields and a central paddock divided into 8 turn outs. There are a further two smaller paddocks. The majority of paddocks have water supplies and troughs, and all are accessed by hard tracks. The majority of the fields are connected to water and a 22 acre field to the North West of the farm contains the all-weather gallop and has an area of woodland and pond at its centre that attracts an abundance of wildlife. In all the property amounts to approximately 52 Acres.
