This late 18th Century, Listed Grade II, period townhouse of character is located on the southern end of Orchard Street, within a short walk to West Street and Chichester cathedral. Steps lead up to a handsome pedimented front door with rectangular fanlight. This opens onto a partially stone flagged entrance hall with tongue-and-groove panelling leading to two good reception rooms. The sitting room is west facing with an attractive fireplace and double casement doors opening onto the terrace and partially walled garden. A stone flagged breakfast room also has casement doors to the garden and provides an informal area for dining alongside the kitchen. Steps from the reception hall lead down to a spacious cellar of some 20 ft in length with natural light.
The bedroom accommodation is arranged over two floors. Two double bedrooms and bathroom are located on the first floor and a spacious third bedroom on the second floor. The west facing bedrooms enjoy far reaching views over the garden to the playing field beyond and the South Downs in the distance.
Outside
A private shared lane leading off Joy Lane provides vehicle access to a detached garage at the end of the garden. The west facing partially walled gardens are a particular attraction of the property having an open aspect looking towards a nearby playing field. Doors from both the sitting room and breakfast room open onto a sheltered west facing terrace having views over a pretty lawned garden and well stocked borders to either side stocked with a colourful variety of roses, climbers and traditional flowering shrubs. A side gate provides convenient pedestrian access to Orchard Street.
Location
The pedestrianised city centre is within a very short walk along West Street, passing by the cathedral. Comprehensive shopping facilities include national retailers and smaller independent shops, together with a good choice of cafes and restaurants. Recreational and social activities are numerous including the award winning Pallant House Gallery, Chichester Tennis and Squash Club, Westgate Sports Centre and a multi-screen cinema complex. The internationally known Chichester Festival Theatre can be found within a 1/4 mile of Brewery Cottage. Nearby Goodwood plays host to a wide variety of events including its annual horse racing festival, Festival of Speed and the Revival of its historic motor circuit. It also provides its own private country club with swimming pool, gym and golf course. To the south the waters of Chichester Harbour and The Solent provide some of the best sailing facilities on the south coast with sailing clubs at Itchenor, Bosham and Birdham. The beaches at the National Trust Reserve of East Head and East Wittering lie some 8 miles to the south and are popular with windsurfers, kitesurfers and bathers. A mainline station at Chichester provides a regular service to London Victoria in about 1 hour 40 minutes.

Broadband availability and predicted speed: obtained from Ofcom on June 15, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on June 15, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
