We also loved the house itself, which offered a nice balance of original character and modern features. LIGHT FANTASTIC
Dating back to 1877, the impressive property was originally a farmhouse, set in acres of its own land. Today it still maintains a striking appearance and newer additions have been made to blend in easily with the original building. “We bought the house 13 years ago and have enhanced it ourselves in that time,” he continues. “We have had a new kitchen fitted, as well as well as new bathrooms and a new cloakroom. There is a new wood burner in the drawing room; new flooring downstairs and the whole house has been redecorated.” Road Farm now has a bright, airy interior design, which complements the easy flow between its open-plan spaces. “It is a light house, which still has its high ceilings, and it is a very comfortable and easy place to live,” he adds.

WINTER WARMING
Entered from the front via a porch and then lobby, the house opens up to reveal a sizeable, open-plan living space. With a formal drawing room at one end, the current owners have arranged the other end as a study space and family room, but it could become anything the new owners wished it to be. There is ample space for dining furniture in here, for example, or for a children’s playroom area or snug seating space. “We tend to use this room a lot in the winter because of the fire,” he says. “It is also a great entertaining space because it is so large.” This room leads into a very generous central reception hall, which gives on to a useful side porch, as well as the rest of the accommodation. “The hall is spacious – we have a big box in here where we keep all our grandchildren’s toys.”

THROUGH THE GLASS
The second capacious living area is where a large dining room opens into the superb garden room. Again, this part of the house could be arranged to meet the lifestyle requirements of the next owners. “This is a nice room in the summer because it is half glass,” he observes. “We like to sit in here and look out over the garden, with the French windows open on warm days. It opens on to the terrace, which makes it perfect for barbecues and summer parties.” Also downstairs is a cloakroom and then the kitchen breakfast room. This contemporary-style space features a breakfast bar and open into a utility room, which in turn leads into the double, integrated garage. “This part of the house could possibly be converted into a self-contained annexe for someone looking for independent living space for an older relative or grown-up child.”

MORNING SUNSHINE
Upstairs at Road Farm there are five bedrooms and two family bathrooms. “All the bedrooms are great but the two at the front as especially nice as they catch the sun in the morning and have double aspects,” he observes. “With high ceilings, and some with fitted wardrobes, they make great family and guest rooms.” With so much land about the property, there could (subject to the relevant planning permissions) be the potential to build a separate annexe or garden studio within the grounds. This could contain additional living or leisure space possibly. “We have always been very happy with what we have here already, however,” he added.

PERFECT PLACE
The owners have loved living in Silsoe, with the balance of country living and convenience it has provided. It is within reach of Clophill, Flitwick, Milton Keynes and Bedford, as well as the A6, A1, M1 and A421. “Yet at the same time we have the privacy and tranquillity here we were seeking,” he adds. “We will miss it greatly when we go.
