Description
Situated in the picturesque village of Low Worsall, Westgate is the west half of the impressive Grade II listed Worsall Hall, set behind a ha-ha, in a superb position overlooking the village green with a garden leading down to the River Tees.
Dating back to the early 18th century, the property has a fascinating history. Originally owned by the Peirse family who developed the port at Low Worsall, the house features a wealth of original features including a recently restored wall painting depicting the house and the Peirse estate pre-dating 1750.
The property has been in the current vendor's ownership for 24 years, when the property was originally divided, and has undergone a programme of sympathetic restoration and renovation during this time. Benefitting from high ceilings and generous room sizes throughout, this light and spacious property would be ideally suited as a family home.
The entrance hall, with guest WC and boot room, has doors leading to the kitchen on the right and principal reception rooms to the left. The kitchen features built-in wooden units, a range oven and space for a kitchen table. Stairs lead down to the four cellars which are currently used by the owners as a wine cellar and pantry but this impressive space could easily be utilised as a home gym or further living accommodation.
Continuing through the ground floor there is a sizeable dining room with French doors opening to the garden, making it an ideal space for entertaining and the beautiful 22 foot sitting room with open fire place and a large bay window which opens out to the front garden. The cosy snug with log burner is home to the historic wall painting and would make a fantastic study, overlooking the village green.
The first floor is equally as impressive with four bedrooms on the first floor, three of which feature the original wooden panelling and original fireplaces, served by a recently updated house bathroom.
Originally the servant's quarters, the second floor was reinstated in 2008 to create further accommodation including a bedroom, bathroom and living space which could be utilised as a further bedroom or study.
The property has a beautifully manicured front garden, an enclosed rear garden with patio and a gate which leads to the rest of the garden which has been thoughtfully redesigned with a pathway leading through woodland down to the river , for which there are fishing rights. Halfway down a large, private terrace has been created providing a fantastic Al-Fresco entertaining area.
A large driveway provides parking for several cars alongside a double garage.
Location
Low Worsall has been a dwelling place since before the first records in 1086, which show transfer of land into the ownership of Robert de Brus, an early relative of Robert The Bruce. The village benefits from a pub/restaurant and lies on the outskirts of the Georgian Market Town of Yarm (about three miles) which is full of thriving independent shops, delicatessens, artisan eateries and restaurants. In addition there is Rockcliffe Hall, a five star spa hotel and golf course which is ten miles away.
There are also a number of good independent schools near by including Yarm School (about three miles), Teesside High School and Barnard Castle (about thirty miles).
The property is ideally situated within easy access to the A1(M) and A66 providing excellent links to major commercial centres of Sunderland, Newcastle and Edinburgh to the North and Leeds, York and London to the South. Nearby Yarm Station (just over two miles) offers a Northern Rail service which links to York station with regular services to Newcastle, Edinburgh and London. Darlington train station (13 miles) also provides excellent links to London and Edinburgh along the East Coast mainline railway. This is complemented by International Airports at Newcastle (62 miles), Durham Tees Valley (about eight miles) and Leeds Bradford (56 miles) offering further communications with the rest of the country and overseas.

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
