SITUATION
Loch Lomond and The Trossachs National Park is Scotlands first national park. As the name suggests, Loch Lomond, Britain’s largest inland stretch of water, is one of the park’s most prominent features. Each year the National Park attracts large numbers of tourist visitors both from Britain and overseas to enjoy its beautiful scenery and range of outdoor activities.

The National Park has a well-developed and thriving tourism industry, with many visitors staying in the area for extended periods, in addition to short-break holidays. Consequently there is a range of tourist accommodation on offer within the Park, one of the most popular forms being self-catering accommodation. This in-turn offers people living in the local communities attractive opportunities to develop rural business ventures and enable diversification from traditional farming activities.

DESCRIPTION
The Claddoch Cottage Holiday Lodges development site offers the opportunity for a sustainable rural business venture in an idyllic secluded rural setting 5 minutes walk from the southern shore of Loch Lomond. The lodges site is ideally located on the route of the Aber Path, a designated public footpath established some years ago. The path travels over open farmland from the village centre of Gartocharn to the former Aber Mill, then leads on past the lodges site to the loch-side shore and the RSPB Loch Lomond National Nature Reserve located in the SE corner of Loch Lomond and the mouth of the River Endrick.

The holiday lodges site is 5 minutes drive from the village of Gartocharn, where there is a petrol station and village shop providing basic provisions. A 10 minute drive to the west is Balloch, the gateway to Loch Lomond, and 10 minutes drive to the east is the village of Drymen, the gateway to the eastern shore of Loch Lomond. Drymen offers a selection of eateries, including The Clachan, licensed 1734, one of Scotland’s oldest public houses.

Self-catering accommodation within the National Park is typically in high demand, year-round, particularly in rural settings. In the case of Claddoch Cottages Holiday Lodges, they may well be attractive to RSPB National Nature Reserve visitors.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
