This unassuming 5 bedroom detached family home was originally built by the builder who created the cul-de-sac. As you would expect, they always reserve the best plot for themselves and in my years of agency, I don’t remember seeing such an amazing garden space in a similar location. Over the years the property was extended to substantially increase the living space as well as adding more bedrooms and converting the top floor. The property now covers a total of 4155 sq. ft and with the pool house at 441 sq. ft, this gives a total of 3714 sq. ft which equates to £323/sq. ft which we feel is great value for such an amazing home.

We feel that anyone viewing this impressive home cant fail to be drawn in to its grandeur and exceptional finishing's. No expense has been spared by the current owners when remodelling throughout to produce such a high level of presentation and usability as a wonderful family home. You will discover oak doors internally, oak flooring's in the majority of rooms with impressive tiled flooring's to the kitchen and wet areas and hotel style finishing's to the bathrooms.

So what’s on offer? The front of the property has off road parking for multiple vehicles with a side gate access to the rear garden as well as a remote roller door to the garage and solid oak front door opening to the entrance vestibule. The entrance welcomes you straight away and starts the impressive journey throughout with oak flooring's and a further glazed door to the inner hallway. There are doors to the games room and kitchen from here. Every household needs a space for the children, or adults inner child, to kick back with games, study area or simply relaxing to watch TV and this room fits that perfectly and is a great size as well as being right near the kitchen if you need to keep an eye on them. A handy home office is also at the front of the house, ideal for those that need to work from home or run their own business. The kitchen space is simply awe inspiring and really ticked our love it box when we first visited and we strongly suspect you will feel it too with so much space to enjoy, Velux windows to the rear bring in so much light and the incredible bi-fold doors that when fully opened, really bring the outside space in and vice-versa. This really is such an impressive room with extensive modern fitted units, pull out draws, storage cupboards, integrated dishwasher and built in microwave, double oven and ceramic hob with extractor over, oh, and there’s a very useful boiling water tap as well. You can’t miss the beautiful granite worktops with a large breakfast bar space which is perfect for the family to gather round or even have the drinks bar when you are entertaining. There is more though, a perfect space to the side which currently provides a great family relaxing space with TV and to the side is a guest cloakroom and the all-important utility room which has matching units to the kitchen and space for the washing machine and tumble dryer, so handy and you can shut the door to hide it all which is superb.

You haven’t mentioned a main living room? I know and I will, but the sheer size of the initial part of the house is hard to describe in just a few sentences. To the rear of the property, another extension was added by the previous owners and this is accessed from the kitchen via French glazed doors. When you walk in, it quite literally takes your breath away. It has been a long time since we have seen such a large open room which provides ample seating space, dining space and the ceilings, well, they are so high and have Velux windows in them that it helps fill the space with so much light and this is helped by the fact there are 4 sets of double glazed French doors, further double glazed door and an extra window, just delightful. There is a perfectly positioned fire place at one end with a wood burning stove and as previously mentioned, beautiful oak flooring really helps give a feeling of warmth and you can imagine that when the fire is on and its cold outside. There is a further inner lobby from this room which gives access to the garage and a further shower room. The shower room has a contemporary white suite with walk in shower cubicle and localised tiling.

So what’s on the first floor? The quality of finish that you find downstairs just continues throughout this home. The main bedroom is at the side of the house and benefits from being double aspect with a window to the front and sliding patio doors with balustrade to the rear giving a view over to the pool house, so nice to wake up to. This room has a vaulted ceiling which again, adds to the feeling of being light and airy and there is a set of built in wardrobes with storage cupboard's above. As you would expect, there is a beautiful En-suite shower room with modern white suite, walk in shower cubicle, window to the front and fully tiled walls and floor which really make you feel that you are staying in a luxury hotel. Bedroom 2 is at the front of the house and was the original main bedroom which is a great size with built in double wardrobe and an En-suite shower room with white suite and double walk in shower cubicle and like the main bedroom, impressive is the word here. Bedroom 3 overlooks the garden area and has a full bathroom En-suite with modern white panelled bath, WC, wash hand basin and walk in shower cubicle with body jets which is all finished perfectly and you can also see across the garden whilst being sat on the toilet – loo with a view! There is one more double bedroom to finish off the first floor, this has double aspect windows and is currently being used as a work out room.

You mentioned that there is a top floor? There certainly is and it has been brilliantly converted, again by previous owners, to create a useful landing with office/work area which also has a dormer window overlooking the rear garden and the owners use this as the perfect spot for star gazing with their telescope. The double bedroom is accessed from here and this also benefits from having the dormer window overlooking the garden, ideal to just sit and relax. A further door leads to another En-suite shower room with WC, wash hand basin and walk in shower cubicle with body jets with localised tiling and dormer window to the rear.

I can see the driveway at the front and garage door? The driveway is laid to shingle and this has been laid on top of plastic driveway grids creating an even parking surface. The remote roller door allows access to the garage, which is bigger than your usual garage, and has plenty of storage space with a further utility cupboard housing the boiler, hot water tank and water softener. A suspended ceiling and high gloss tiling to the floor really do make this the ideal place to put the weekend classic car or treasured motorbike.

How big is the plot? The entire space is approx. 1 acre in size with the majority of this being lawned areas. The property is set within an area of outstanding natural beauty and the rear access provides direct access to a public footpath leading to beautiful woodland and open farmland beyond, great dog walking country or just exploring with the kids. The gates also provide ideal further parking if you have extra cars or maybe a caravan that you want to keep at home.

The gardens look impressive? We completely agree and the owner has spent tens of thousands of pounds having it professionally landscaped and it certainly shows. We felt like we were on holiday with the beautiful Italian Cypress style trees lining the block paved pathway leading to the pool complex. There are multiple zones throughout with hidden features like the race track on the main terrace area, which itself is in excess of 2000 sq ft in area, and this leads to the hidden garden shed, currently housing the children’s garden toys and go-karts but can be perfect for the lawn mower and garden tools. The family sized hot tub is ideally positioned for a view across to the pool with further seating in front. A five a side football pitch is perfect for any budding players and this is bordered on one side with an array of fruit trees, raised planters with vegetables growing and a further garden shed that the owner stores his ride on lawn mower and garden tools in. Alfresco dining is available with the pergola as it has power points, lighting and halogen heaters to keep off any late evening chills. There are numerous seating areas to enjoy, each offering a different outlook over the gardens and back towards the house. A fenced off section reveals a natural pond and at the time of viewing, we spotted the baby moorhens and ducks and all this can be enjoyed by relaxing in the seating space at the top of the pond, how relaxing is that!

Tell me more about the swimming pool? Of course – the owner had this installed for the whole family to enjoy. It is a one piece fibre glass unit that has composite decking surrounding it and has hedges and gates to make it safer with younger children around. The pool has its own filtration and heating system which is neatly tucked away in its own plant room at the end of the pool house. Having this efficient and accessible set up means that its low maintenance and easy to look after as well.

How big is the pool house? In all its (insert when floorplan back)sqft which provides a superb entertaining space with wall mounted radiators allowing all year round use. There are bi-fold doors which, when folded right back, follow the theme of the main house by bringing both spaces together seamlessly and you will notice the side window along with the roof Velux windows, allowing plenty of light in. You will discover a range of fitted units, integrated tumble dryer, which is great for warming towels following a swim, a fridge in the pool house with ice box for storing those essential ice creams and a sink. To the side of the main room is a fully equipped shower room with WC, wash hand basin, double walk in shower unit and tiling surrounds – really useful when you need to rinse off after a swim or, it could double as a useful guest suite.

The village of Wittersham is nestled in the Kent countryside and offers so much to any family seeking countryside living with the usual conveniences. A handy local shop has many of the essential items needed when running a busy family home and there are bus routes allowing easy access to Rye and Tenterden for shopping and schooling along with train stations in Appledore and Rye which connect to Ashford International for onward travel to London on the High Speed train or Hastings for onward journeys to Brighton.
