Mymwood is situated in a much sought-after location just a few minutes' walk from the Cricket Green and High Street. Mount Pleasant is arguably the most desirable part of Hartley Wintney and Mymwood is one of the better properties on this desirable and quiet road. Significantly, Mymwood has lovely rural views behind it. The property was built in about 2005 and has been subject to an extensive extension and improvement in more recent years. There is plenty of private parking in front of the house for at least three cars in the driveway.

The smart, new front door and oak-framed porch leads into the entrance hallway beyond which is the open plan kitchen/ living/ breakfast room. Two sets of bifold doors lead out onto the east-facing terrace and lawn. The dining area has a high, vaulted ceiling with a feature window looking out to the garden. Above the kitchen is a lovely lantern light throwing natural light across this wonderful open plan living space. There is under-floor heating, a central island with double butler sinks, Quooker boiling water tap and corian work surfaces. The kitchen was designed and handmade by Harvey Jones. Behind the kitchen is a spacious utility room with a back door. Next to the kitchen is the living room which has an open fireplace and bi-fold doors leading out onto the terrace. Off the living room is an office. Next to the entrance hall and stairs are a WC and playroom.

Stairs lead up from the entrance hallway to the first floor landing off which are four bedrooms and a family bathroom. The principle bedroom looks out over open fields and double doors lead out onto a small balcony. It has an en suite shower room and a spacious dressing room in the eaves. The second bedroom has an en suite WC. The two other bedrooms each have plenty of storage space. Access above the family bathroom leads into the loft that is not boarded.

Views from the garden stretch out over fields and woodland and the garden itself is relatively low maintenance and ideal for a family. The large terrace is perfect for alfresco dining and outside entertaining. At the front there is a small storage area within the original garage that is perfect for storing bicycles.

Mymwood is located within the Hartley Wintney Conservation Area in the heart of this ever-popular village. This picturesque and thriving North Hampshire village offers a good selection of shopping and local facilities, including boutiques, bistros, restaurants, public houses, a church, health centre, dentist and post office. There are also a golf club and a cricket club.

The nearby centres of Hook, Odiham, Basingstoke and Farnham are all within easy reach and provide a further range of shopping, recreational and educational facilities.

There are a number of excellent state and private schools within the area, including Daneshill, St Neots, Wellington College, Eagle House and Lord Wandsworth.

Communications in the area are first class, with both the M4 and M3 motorways a short drive away. Broadband availability and predicted speed: obtained from Ofcom on June 14, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on June 14, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 11, 2009 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
