The Location - Polruan lies on the east bank of the river Fowey, just inside the entrance to Fowey harbour. The village has its own general stores, sub post office, tea rooms, two public houses and a long established boat building and repair yard. The village is connected to Fowey, which has a wider range of small shops and businesses catering for most day to day needs, by a regular passenger ferry. The immediate area is surrounded by many miles of wonderful coast and countryside, much of which is in the ownership of the National Trust.
Once away from the immediate local lanes, there are good road connections to the motorway system via the A38/A30. Railway connections (London Paddington) can be made at a number of local stations (Par, Liskeard & Lostwithiel).
Conveniently located on Chapel Lane, Sunday Cottage is only a short walk from the harbour, beach and amenities. Equally close by and owned by the cottage, is the forecourt outside the converted Chapel, providing off road parking for one vehicle.
The Property - A fantastic and rare opportunity to purchase a beautifully converted former Sunday School built in 1802. The reverse accommodation design takes full advantage of the stunning Fowey estuary views through the character arched windows, vaulted ceilings and access from the living area to the pretty and secluded garden.
Accessed from Chapel Lane, an inner entrance porch with pretty mosaic floor tiles, provides room to store coats/shoes before entering the hall. From the entrance hall, stairs rise up to the first floor living accommodation. The ground floor has wooden floors throughout and comprises of three generous double bedrooms. Two bedrooms have built in wardrobes. Also on the ground floor is a shower room and a generous bathroom, both have basins with vanity units and heated towel rails. The bathroom also benefits from a separate shower cubicle and underfloor heating. A cupboard in the hall houses a new electric immersion heater with economy setting and provides extra storage space. The house is heated by Rointe electric radiators.
Stairs rise up to the first floor where Sunday Cottage comes into its own. Beautiful vaulted ceilings and large arched windows flood the living room with light and space creating the perfect place to take in the views of the Fowey estuary. The sitting room area is defined by a rise of two steps. The sitting room has a door accessing the rear garden.
The kitchen has a sink unit, an integral double oven, storage units and workspaces. A door opens into a sizeable conservatory which looks out to and has access to the garden. A separate utility area currently houses all white goods with extra workspace and sink. Off from the utility room is a cloakroom.
A pull down ladder takes you up to a mezzanine floor which enjoys views through the large Velux window taking in Polruan, the Fowey Estuary and Fowey itself.
Outside - The garden at Sunday Cottage is a hidden gem and a fabulous place to relax and unwind. From either the conservatory or sitting room, doors open on to a gravelled seating area which leads to a rear gate giving access to a path off from Chapel Lane. Steps lead up to a seating area on the right and then a path continues on to a larger paved area suitable for a table and chairs. The garden is full of plants and mature shrubs creating a very tranquil haven.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on November 4, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on November 4, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on March 2, 2010 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
