Pumpkin Cottage is a charming, stone-built cottage that is thought to be about 250 years old. It is situated off a country lane and backs onto beautiful and unspoilt countryside and has been the much-loved home of the current owners for the past 19 years. During that time the cottage has been extended behind, almost doubling the size of the original cottage, and an attached and generously sized bungalow annexe has been created by converting and extending the property's garage. The annexe shares the cottage's main parking area but otherwise is completely self-contained with its own small garden and has been let successfully under an AST. Overall, the property has clearly been well-maintained over the years and today is very well presented. On the ground floor there are two good-sized reception rooms plus a walk-through study that is fitted with a wood-burning stove that spreads heat throughout the cottage. The sitting room was originally two rooms and consequently has two fireplaces plus ceiling beams and windows on two sides looking onto the garden and open countryside. The dining room is part of the recent extension and has wonderful views with French windows opening onto the rear garden and a pale timber parquet floor. The kitchen/breakfast room also looks out to the front garden and the views behind and has exposed ceiling timbers. It is fitted with farmhouse-style units under stone work surfaces, a 2-oven Rayburn, electric oven and hob and has a tiled floor. Off the kitchen are the laundry room and the boot room, which links to the annexe via a lockable door if required. Upstairs there is a galleried landing leading to four double bedrooms. The main bedroom has a vaulted ceiling, fabulous views and an ensuite bathroom. The other three bedrooms share the family bathroom. The bungalow annexe has a living room and good-sized kitchen/breakfast room, a generous double bedroom and a smaller bedroom that currently serves as a home office.

The cottage is set back from the passing lane behind a grass verge and a low stone wall and sits well back within its garden. It has a pedestrian gate and paved path leading to the front door along with two separate vehicle entrances. One leads to the cottage's timber-built, tandem double garage on one side of the cottage and the other to a tarmac parking area on the other side with space for several cars. The main part of the garden extends out in front of the cottage with privacy provided by tall, close-boarded fencing. It comprises a central, level lawn fringed by flower and shrub borders and two paved seating areas and there is a timber garden store in one corner. Behind the cottage is a seating area floored with AstroTurf, that is completely private and sheltered and looks out with uninterrupted views across the surrounding farmland.

Pumpkin Cottage is situated just outside the small village of Horsington which is surrounded by open countryside and in the heart of the Blackmore Vale. The village has a pub (walking distance) and primary school and nearby Templecombe has a GP's surgery and a railway station with regular direct
services to Waterloo. The nearby towns of Wincanton and Sherborne cater for most day-to-day shopping and business needs including dental and veterinary surgeries and a Waitrose supermarket in Sherborne. The local area also offers a wide choice of excellent schools from both the state and independent sectors together with handy transport links close by (see below)

Templecombe 2.4 miles (Waterloo 2.25 hours), Charlton Horethorne 2.4 miles (village shop), Wincanton/A303 2.8 miles, Sherborne 6.8 miles, Castle Cary station 8.3 miles (Paddington 90 minutes), Bristol Airport 35.6 miles. (Distances and times approximate).

Broadband availability and predicted speed: obtained from Ofcom on February 16, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on February 16, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
