Location The Old Mill lies in the Parish of Roydon but feels more akin to being on the edge of the town of Diss. The house is tucked back off the road in a private position and yet its just a short walk back into the town centre which offers a great range of shopping social and leisure facilities including a racquet centre, football, rugby and golf. The schooling goes to sixth form and there are various eateries catering for most tastes. The town is well positioned being midway between Norwich and Ipswich, around 18 miles from Bury St Edmunds and has a mainline rail station on the Norwich to London Liverpool Street Line with a journey time of around 90 minutes making this an ideal spot for the commuter.
The Property The Old Mill was converted from the base of a post mill (see the picture) in the lates 1970s and it therefore has two beautifully curved rooms (living room and main bedroom) as well as the extension to the rear. The house has been well looked after and has quite spacious and very bright rooms. It is fair to say that some fittings are may be considered a little dated in style but this allows a new owner to make their own mark on what is a very individual building.
Outside This house is set well back form the road with its own private tarmac drive leading down to a large parking and turning area in which are set two brick circles giving a 'nod' to the millstones that once worked this area. There are two areas of garden both laid to grass and well tended. For the car enthusiast there is a 3 bay garage with vehicle lift, stores to the side and a further store barn opposite. It is unusual to find such an extent of ground in a town property and the whole extends to 0.50ac. Whilst the owners have not sought any additional planning consents, there is enough room for an additional dwelling subject to planning being obtained.
Services Mains water, electricity, gas, and drainage are connected. Gas fired boiler providing heating to radiators.
Directions From the agents office proceed up St Nicholas Street to the T junction and turn right heading out of Diss on Shelfanger Road. The Old Mill is on the lefthand side just before leaving the town and is set back behind other houses so easy to miss. Look out for the large millstone.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on May 7, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
