  • Planning Approved
  • Large Plot
  • Potential for 9 Executive Bungalows & 5 Apartments
  • Village Location
  • Mixed Developement
FANTASTIC DEVELOPMENT OPPORTUNITY, situated in a popular residential location.
Planning Reference : H14-0219-22

The development would consist of:
9 Executive Detached Bungalows all positioned on good sized plots
5 Apartments within the existing building

The approximate value for the whole site GDV (Gross Development Value) would be just under £4,500,000. With the approximate values for the individual properties consisting of between £400,000 - £420,000 per bungalow and £110,000 per apartment.

The properties would be situated in the highly sought after village of Pinchbeck. These homes would be located in a fantastic position and be within walking distance to Pinchbeck's local amenities, including the local Public House, Village Church, Primary School, Butchers, Convenience Shop and a Fish & Chip Shop, with Spalding being approximately a 5-10 minute drive from the development.

Development of the Existing Public House, Development of Land to the Rear, Sought After Village Location, Close to Local Primary School, Church & Shops, Approximate GDV of Under £4.5 Million.

The property has undergone an in-depth flood assessment, with all the details being held at Morriss and Mennie Estate Agent's Spalding Office.

History : - The Bell Inn appears to date as far back as 1784 where it had been mentioned that a 'Friendly Society' had been set up with meetings taking place on its premises, although from 1907 the subsequent meetings were held at The Bull Inn further down the road, due to a payment disagreement.

Census Records date back from 1851 showing a number of Innkeepers, but it is unclear as to which Inn's these relate too.

After the First World War during 1934 a Canadian gentleman (Mr Emerson Silas Scott) took over the reigns of The Bell Inn. Prior to the Second World War Mr Scott became Secretary of the Pinchbeck Branch of the British Legion, with the meetings being held at The Bell Inn at that time.

Unfortunately a heritage report states that The Bell Inn is a 'building of local interest' but a non-designated heritage asset, due to a substantial fire causing severe internal damage in 2014.

Local Area Information : - Pinchbeck village offers a wealth of amenities including the 1,000 year old Anglican Church of Saint Mary, Pinchbeck Community Hub & Library and the Village Hall. In addition the village amenities include a Morrison's Supermarket, two Convenience Stores (one with a Post Office), a Pharmacy and a Fish & Chip shop, two Public Houses, Butchers, Hairdressers, Bus Stops, Dentist, Pharmacy, a Garden Centre and finally Pinchbeck East C of E Primary School, with West Pinchbeck St Bartholomew's C of E Primary School being just a 5-8 minute drive.

The local town of Spalding is then just a 5-10 minute drive away, where a majority of the town amenities can be found including the local Bus and Train Stations, with regular trains to London's Kings Cross via Peterborough in around 50 minutes. Additionally there is good access to the A16 taking you through to Peterborough, Boston, Stamford, Lincoln and Newark; with the North Norfolk coast then being approximately 1? hours' drive.

Directions : - From our office on Bridge Street proceed along Double Street, turning right onto Albion Street, then left onto West Elloe Avenue, turn right at the traffic lights onto Pinchbeck Road and carry straight on past the next two sets of traffic lights, at the mini roundabout take the second exit along Church Street and the property can be found on the right hand side.
