Property description & features

  • Tenure: Freehold
A delightful Grade 2 listed property tucked away behind the charming and popular Chilham square.

This cottage, originally believed to be the village bakery is just off the beautiful Chilham square, nicely set away giving it a peaceful country cottage rural feel.

A quaint cottage for someone looking for village life in one of the prettiest Kentish villages, this property has a fantastic garden, and plenty of character and original charm throughout.

Enter into the cottage and appreciate the charming sitting room, with feature windows, wooden floors and log burner to enjoy those cosy winter evenings. There is also plenty of storage under the stairs and a cupboard to the side of the chimney breast.

Walk on through to the open plan kitchen and dining area, with quarry tile flooring and a modern kitchen updated last year in a lovely colour palette with plenty of storage, integrated washing machine, open wooden feature shelving and a large electrical range cooker and an induction hob.

This area incorporates the dining area, and the light pours in from the glass windows and ceiling, a small seating area overlooks the beautiful garden.

Upstairs there are three bedroom. Two are double and one currently used as an office has an unusual recessed bed area, great for children or hidden away for when guests visit.

The main bathroom has a bath with shower over. The en suite bathroom has a shower cubicle with plenty of storage in fitted vanity units.

The garden is a private haven which has been sympathetically maintained, leading down to different levelled areas, from the patio area to enjoy the outdoor seating, then steps made from using railway sleepers and stone down towards the lawned areas, and downwards to privacy with the mature canopy of trees and a shed with electricity.

Church Hill is situated in the picturesque village of Chilham, with its magnificent castle and grounds, church, and a range of shops and amenities.

Chilham itself has a primary school which was rated Ofsted rated "good" . There is a lovely tea shop, village post office and nearby there is the train station and popular Chilham farm shop selling groceries, food items and plants. There are two local public houses, one serving restuarant meals. Also within walking distance is a garden centre and cafe.

There are many lovely walks in the area towards the North Downs and local footpaths.

Canterbury City with its excellent shopping
centre, cultural interests, and well regarded schools is a short drive.

Chilham Station is on the Ashford-Canterbury rail route connecting to the coast. It offers a direct train service to London as well as easy access to the high-speed train from Ashford Station, where there are frequent services to London St Pancras in around 37 minutes as well as Eurostar services to the Continent.

The M2 and M20 are a short drive, providing fast access to the coast or to London, Gatwick and Heathrow airports. The Channel Tunnel terminal at Cheriton and Port of Dover are both within easy access and offer frequent services to the Continent.
