Praters Farm:
Approached from the village via a gated drive, flanked by lawns and colourful borders, Praters Farm is secluded within its gardens and grounds. The drive leads past the front of the house to a gravel parking area beside the barn with a turning circle in front of the garaging.
Praters Farm is a fine Grade II listed Cotswolds stone country house, formerly a farmhouse, dating from the early 17th century, but with some later additions. The house is one of the more important and historic properties in the village, which requires some additional upgrading. The principal elevation to the southern side of the house provides an aesthetically pleasing elevation with numerous architecturally impressive features, including mullion windows and ornate leaded lights. The house is full of character and charm and benefits from an abundance of original features, including elm floorboards, stone floors, stone fireplaces, and a particularly impressive inglenook fireplace. Of note are the prominent roofing timbers in the principal attic room, the likes of which are seldom seen in such splendour.
Arranged over three floors with a cellar, in the main house, there are three reception rooms and a kitchen on the ground floor. Upstairs, there are five bedrooms and three bathrooms, including the principal bedroom en suite on the second floor. Please refer to the floor plans shown within these particulars.
There is a separate annexe with a good kitchen and sitting room, bedroom, and bathroom.

Outside:
The spacious gardens and grounds offer privacy and seclusion and are well laid out with good structure and maturity.
A large period Cotswold stone barn, Grade II listed, is positioned within the grounds. The barn has been used previously as a photographic studio for several years and offers a range of other potential uses (subject to planning permission). There is an additional stone building which is currently used as garaging and garden stores.
There are two paddocks, one of which adjoins the gardens to the rear of the property and the other is located across the lane opposite the drive.

Services:
Oil fired central heating in the main house and electric storage heaters in the annexe.
Mains water, Mains electricity and Broadband Services are available.

Wayleaves, Easements and Rights of Way:
The property will be sold subject to and with the benefit of all easements, wayleaves and rights of way, whether public or private.
