Off the library/snug is a dining room, which in turn leads to the sunroom with doors opening onto the side terrace. The beautiful and elegant sitting room has an open fire set in stunning surround and a large bay with double doors leading to the terrace. The views of the creek, the River Dart and the surrounding countryside from all the principal rooms are superb. Stairs continue to the second floor where there are three bedrooms, two of which benefit from en suite shower/bathrooms, and one which has a vaulted ceiling and double doors leading to the side terrace and gardens. In addition is a family shower room. The third floor is dedicated to a converted attic room which is currently used as a bedroom.
Gardens
The gardens at Sunny Mount are very pretty, full of colour and well-established. The terraces are level and either lawned or paved with mature flower beds and borders. In the garden is a substantial garden room which is insulated, double glazed and heated. This is currently used to house an impressive model railway but would make a great den or office. Further outbuildings include a summer house, a good-sized garden shed and a greenhouse. Double doors lead from both the sitting room and the sunlounge to a wonderful wrap around paved terrace. The views from the gardens stretch across the creek, the river and countryside beyond.
Residents Parking Permits are available in the village.
The thriving and popular village of Kingswear is situated on the banks of the River Dart, in an Area of Outstanding Natural Beauty and surrounded by National Trust land. The village offers two popular pubs, a tapas wine bar, coffee shops, post office, village shop and a church.

There is plenty to do in the area with the South-West footpath on your doorstep, an abundance of beaches and coves, golf courses at nearby Dartmouth and Churston and the well-loved steam train offers a
service from Kingswear to Paignton. Further afield is Dartmoor National Park, providing opportunities for riding, walking and fishing. OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on December 17, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on January 28, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on September 21, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
