A fabulous period cottage on the edge of a rural hamlet.

Description

Box Cottage is situated in the desirable hamlet of Balls Cross, and is a quintessential brick and tile hung Sussex cottage, lovingly restored by the current owners yet retaining many of its 18th century period features, including a lovely inglenook fireplace, timber floorboards and oak latch doors.
Approached from the parking area a path winds through the colourful garden to the front door. A charming sitting room with wide inglenook with opening into a family room. The kitchen has an Aga and has been enhanced in recent times by an extension creating a dining area with fabulous views across the cottage gardens, also leading to a boot room, with access to the garden. There is a laundry room and beyond an inner hall leads to a ground floor bedroom four (currently set as a study) complemented by an adjacent shower room.

On the first floor the principal bedroom has built in storage and adjoining this room is a further room which could, subject to necessary consents, create an en suite or be used as a bedroom five/nursery/dressing room. Two further bedrooms are served by a recently remodelled family bathroom.

The gardens are a particular feature of the property, enveloping the cottage with an array of colour and variation offering interest throughout the 0.61 of an acre grounds. Paths reach out from the rear of the cottage extending into areas with mature trees and established hedging providing shade and privacy and there are level lawns to relax within the sunny aspects the garden affords.

There is a substantial double garage together with extensive parking for several vehicles and a further range of garden outbuildings provide storage and pastime opportunities. Planning permission has recently been granted for the extension of the existing garage to the rear and the side to create home office and space for studio/games room (23/00591/DOM).

Location

Balls Cross is a charming spot surrounded by arable farmland with period houses and cottages dotted throughout. Box Cottage is located to the east of the popular Stag public house which sits at the heart of the hamlet. Within less than 2 miles the larger village of Kirdford is easily accessible. Kirdford is located on the edge of the South Downs National Park approximately four miles to the north east of Petworth and three miles to the north west of Wisborough Green. The village is one of only a few such villages in this part of West Sussex to boast a thriving local store that is well supported by the local community along with two pubs and a church. Just four miles south of the property at Petworth there is a good selection of local shops for daily needs, restaurants, specialty shops, pubs and the numerous antique dealers for which the town is well known.

At Pulborough there are two major supermarkets and a main line station (less than 9 miles away) offering a regular service to Gatwick Airport and London Victoria. Haslemere station (9 miles north) provides a frequent service to London Waterloo taking from 49 minutes. To the south, the major centres of Arundel and Chichester offer between them a full range of shopping, leisure and cultural amenities such as the Festival Theatre and the Pallant House Gallery.

The surrounding areas also offer many recreational attractions with golf at Chiddingfold, Cowdray Park and Goodwood, polo at Midhurst and Hurtwood Park, racing at Goodwood and Fontwell Park, sailing at Chichester and flying at Goodwood. The world famous motor sport events at Goodwood include the Festival of Speed and the Revival Meeting. All distances and journey times are approximate.
