Location
Woolpit is located between Bury St Edmunds and Stowmarket on the southern side of the A14. Woolpit offers a comprehensive range of amenities including a pub, a bakery, post office, fish and chip shop, cricket club, Co-Op Supermarket and a range of other village businesses. There are a number of community venues and the Church of St Marys. Woolpit has an existing primary School and doctor’s surgery. Local employment is provided by Woolpit Business Park. There are regular bus connections to Bury St Edmunds and Stowmarket from the Business Park and convenient access to the A14 via junction 47. There is a mainline railway station in Stowmarket with London Liverpool Street approximately 1 hour 30 minutes.

Planning Permission
Mid Suffolk District Council granted outline planning permission on the 9th September 2021 (planning reference DC/21/03985). This application was subsequently amended under reference DC/22/01298 to enable a minor relocation of the access. The site was promoted by Pigeon Investment Management Ltd as part of a wider scheme of development.

Services
There are manholes at the rear of the site which provide connection points for both surface and foul water. Easements are currently being negotiated for the laying of conduits for gas water and electric supplies to each plot. The services connections will be paid for but not connected until required by the buyer. Water supplies will be in the highway verge.

Method of Sale
The property is available for sale by Private Treaty. The Vendors will consider offers for the whole site and the individual plots.

CIL

Directions
