Description

The land and buildings at Field House Farm are being sold following the decision by the outgoing tenant to cease farming. It offers purchasers an opportunity to purchase a good block of agricultural land capable of growing a variety of crops including potatoes and sugar beet.

Situation

The land lies predominantly in a ring fence with their being an outlying block that at present is not cropped. The land is located to the north east of the large village of Scotter and conveniently located with access to the M180 motorway being 8 miles to the north. The A159 runs through Scotter and provides access to Scunthorpe in the north and Gainsborough and Lincoln to the south.

The land benefits from multiple access points off the Brigg road which provides access to the A159.

Land

The land at Field House Farm extends to 205.06 and is all classified as grade 3 on the Provisional Agricultural Classification Maps. The land is found predominantly within a ring fence, there is however a small off-lying parcel of fallow land accessed directly off North Moor Road. The main parcel of land is well serviced with internal tracks and direct access onto Brigg Road. The land has grown a variety of crops including potatoes, sugar beet and vining peas along with a variety of combinable crops.

The Soil Survey of England and Wales records the soils of being predominantly of the Aberford and Blackwood soil series. The Aberford Soils are described as well drained calcareous fine loamy soils over limestone. The Blackwood soils are described as being deep permeable sandy and coarse loamy soils.

The main block of land extends to 183.26 acres (74.17 hectares) with the land of North Moor Road extending to 21.80 acres (8.82 hectares). The off lying parcel of land at North Moor Road has not been cropped for a number of years. It was utilised by the outgoing tenant as their fallow area as part of his previous Basic Payment Scheme claim, but it was not bought back into production. Previous to this it was cropped and could be cropped again in the future should a purchaser desire.

A parcel of land adjacent to the building is currently down to pasture extending to 4.74 acres. The field benefits from a trough that the selling agents understand is connected to the mains water supply.

The fields are of a good size and regular shape for modern farming practices with the fields being divided by dykes and hedgerows. At present the land does not benefit from irrigation but previously as part of an agreement water has been provided by the neighbouring farmer.

Building

There is a large general purpose building and yard area accessed directly off the Brigg Road this could be further expanded, with erection of further buildings subject to planning permission. There are two access points to the yard from Brigg Road one is to be shared with the adjacent residential house.

The existing building is a dutch barn that has been converted over time, measuring approximately 18.10 x 24.55 meters. It is currently used as a crop store and machinery shed / workshop by the existing tenant. It is constructed from a steel frame with block work and red brick walling, concrete floor and corrugated tin roof.
