Situation / Location
The land in Onehouse is located approximately 2 miles west of the town centre of Stowmarket and 5 miles south west of Needham Market.

The soil survey of England and Wales records the land as being of 411d (Hanslope Soil Association chalky till) and 572q (Ashley Soil Association chalky till).

Basic Payment Scheme
The land is registered under the Basic Payment Scheme and the Vendor will make the 2023 claim.

Ahead of any more detailed announcement, DEFRA advised in 2022 that Basic Payment would be delinked from land and farming activities after 2023. This is understood to mean that occupation of farmland in 2024 and thereafter, will not give rise to any Basic Payment. The Tenant will be able to consider the options offered under DEFRA’s Environmental Land Management and other schemes.

Tenure and Possession

Method of Tender
Offers to rent are invited, with a closing date on the 28th July at midday, on the following terms:-
1. All offers should be received at Lacy Scott & Knight’s Bury St Edmunds Office by 12 noon on Friday 28th July 2023.
2. All offers should be in writing and will be treated as being ‘Subject to Agreement’. If any offer is made conditional on some other factor this should be clearly stated. Envelopes should be sealed and clearly marked “Land at Onehouse”. Faxed offers will not be accepted unless prior arrangement is made with the Agent.
3. All offers should be for a specific sum (sterling) for the year and for an uneven amount to reduce the possibility of duplication of offers. The sum will be payable half yearly.
4. No offers should be made calculable by reference to another offer.
5. The offer should make clear whether all or any of the BPS entitlements available with the land are required.
6. The successful applicant will be expected to sign the tenancy agreement and pay 6 months rent upon signing the agreement. The payment will be held in the Agent’s client account pending the start of the tenancy.
7. The Landlord reserves the right not to accept the highest or any other offer.
8. Applicants will be notified in writing as to their success or otherwise as soon as possible, after the closing date.
