DESCRIPTION

Craig yr Halen is an impressive period house occupying an extremely private position on the edge of Menai Bridge overlooking the Menai Strait. Built in 1820’s as part of the Marquess of Anglesey’s estate, with substantial alterations and additions at a later date, the house is Listed Grade II for its architectural and historic importance, with the principal elevation having verges advanced over an added timber verandah and balconies (formerly with railings) to give a ‘swiss cottage’ appearance. A central single storey porch was also added and in 1930’s, and a single storey brick built extension was added on the left as a children’s room/nursery.

The house is predominantly 2 storey with attics (now living accommodation) and cellars, built of rubble stone with painted rendered elevations under a slate roof with high chimney stacks. The principal elevation comprises a wide 3-window range gable, with roof brought forward over 2-tier verandah, and there are tripartite small pane sashes to first and second floors. Set back to either side of the main gable, the roof dips down over 2 storeyed outer bays, also with verandahs and each with small-paned sashes.

Craig yr Halen has been held within the same family for nearly 60 years and has served as a wonderful family home. The main house provides spacious, well proportioned accommodation, served by gas fired central heating, ideally suited to family living but does now require a comprehensive scheme of upgrading to meet with modern requirements. The present owners have built an entirely self contained annexe within the grounds which provides superb ancillary accommodation or which could be let to derive a useful income.

The interior provides tremendous character, with high ceilings, elegant sash windows, an impressive staircase with galleried landing, and fireplaces. The porch provides access to the main hall which in turn serves the two principal reception rooms, both of which have open fireplaces and overlook the grounds towards the water. Beyond the lounge is a further sitting room, and across the rear of the house is a bar, pantry, W.C, whilst the kitchen which looks on to the garden has cupboards and drawers beneath work surfaces and utility rooms opening off it. At first and second floor levels the accommodation is as comprehensive with light and airy bedrooms, most of which overlook the Straits and gardens, supported by several bathrooms.

THE ANNEXE

Built originally in around 1995 and subsequently extended and upgraded in 2020, the annexe was previously ancillary to the main house but is now occupied as a permanent residence. It is constructed of brick and block beneath a slate and felt roof. The layout is adaptable and would also be suitable as a second home or for letting purposes. The living space is predominantly at ground floor level, with an additional lower ground floor bedroom with ensuite and large store room off. The kitchen provides plenty of storage and is open plan to a breakfast area off which is a lounge and games room. The main lounge is on the other side of the building with Juliett balcony and door to a wide decked area overlooking the view. Two additional double bedrooms are served by two bathrooms, one of which is en-suite.

LOCATION

Craig yr Halen occupies an extremely private and convenient location on the edge of Menai Bridge, set down a long drive and surrounded by its own grounds, with wonderful views across the Menai Strait. From a residential perspective the area is highly sought after and is only a short walk into the middle of Menai Bridge which provides a comprehensive range of local services for everyday needs including a variety of pubs and restaurants, parades of shops, cafes, a Waitrose and doctors and dentist surgeries.

On the recreational front the island is an extremely popular holiday destination with numerous tourist attractions and sandy beaches. There is sailing and fishing in the Straits, slipway at Menai Bridge, Beaumauris is home to the Royal Anglesey Yacht Club, miles of walking around the Coastal Paths and in the nearby Snowdonia Range, several golf courses on the island and motor racing at Ty Croes.

Schooling is well provided for with state primary and secondary schools nearby, complemented by independent schooling at Treffos, Rydal Penrhos and The Kings and Queens Schools in Chester. The area benefits from having excellent road communications with the A55 approximately 2 miles away permitting easy access across the North Wales Coast to Cheshire and linking with the national motorway network. Bangor is approximately 3 miles with its University and rail service to London Euston via Crewe, and there is a daily ferry service from Holyhead to Dunlaoghaire.

OUTSIDE

The property is approached via a splayed entrance and over a metalled drive passing the annexe to a parking area in front of Craig yr Halen. The main gardens are to the south of the house and have been superbly maintained over the years. There is a wide lawn which extends to the boundary hedge beyond which is the Belgian Promenade and the Straits. Against the drive is a high wall and well stocked dense floral borders providing a lovely array of colour throughout many months of the year. Around the middle of the lawn is a disused swimming pool which could be reinstated if required subject to some upgrading.

To the north and west of the house is mature and extremely attractive woodland, comprising oak, beech, sycamore, pine and holme oak, together with a variety of flowering trees and shrubs notably rhododendron. A path leads around the lawn to a flight of stpes and raised ‘look-out’ protected by trees with lovely views to the Straits down to the Britannia Bridge, and from certain parts of the garden there are lovely views to the Telford Suspension Bridge.

There is a former tennis court set within the woodland with pavilion, and pedestrian gate to the promenade alongside the water. Above the tennis court is a further path and large timber garage. To the rear of the house is banked woodland which rises up towards the neighbouring properties and which provides a high degree of privacy. Within the woodland is a derelict stone cottage reached by a track from the drive. The gardens to the annexe are banked leading from the building down to a lower lawn and through some woodland. The annexe enjoys a magnificent view particularly from its own decked area.

DIRECTIONS

To reach the property from Menai Bridge proceed along Bridge Street in a southerly direction to the roundabout by the Suspension Bridge. Take the third exit onto Beach Road just in front of the Anglesey Arms, and continue down the hill for a short distance where the stone splayed entrance to Craig yr Halen will be seen on the right hand side.
