Situation - Plymouth has a vibrant city culture but is also in close proximity to some of the most beautiful countryside and coastline that Devon and Cornwall both have to offer. The city is easily accessible from the A38 with excellent transport links including National Rail Lines, Cross Channel Ferries directly from Plymouth and Exeter Airport just 50 minutes drive away. Britain's Ocean City really does live up to its branding; renowned for its marine facilities.

The National Marine Aquarium, The Barbican, International Ferry Port, Dockyard and some of the finest sailing waters in the country. Other facilities include Plymouth University, The Plymouth College of Art & Design, Theatre Royal, Life Centre and the soon to be completed Box Museum/Gallery. The City hosts a full range of shopping, cultural and sporting facilities that are being further invested in as the city prepares for its Mayflower Year in 2020.

Decription - This Georgian influenced town house remains unlisted and has undergone a programme of refurbishment by the current vendors. They have recently replaced some of the timber sash windows with good quality timber sash units and the property is presented in good condition.

The property is located in the Stoke part of Plymouth, a residential district, much of which is in a conservation area and is approximately one mile from Plymouth city centre. The property is located close to schools and local amenities and is a superb family home.

Accommodation - The property is accessed from a gate leading off Molesworth Road where ample parking in the road is found. There is a small area of garden to the front and the entrance door leads into the vestibule before entering into the reception hall.

Throughout the house the vendors have kept much of the period features, including the original pine floorboards and attractive cornicing in the ceilings of the property. The fireplaces have been enhanced with wood burning stoves fitted with marble surrounds and the large timber sash windows allow much light to flood the rooms. The sash windows have working shutters.

From the entrance hall there are pine doors leading into the sitting room and the dining room, both of which have wood burning stoves. From the dining room there is large sash window, with working shutters, overlooking the inner courtyard and across to the kitchen extension.

The stairs rise to the first floor with under-stairs storage cupboards with an opening through to the kitchen/breakfast room where, on the right, there is plumbing and space for a washing machine and on the left the downstairs WC with wash hand basin. This large bright and airy kitchen / breakfast room has a bespoke range of base level kitchen units, including an original dresser with shelves above. There is space for a freestanding fridge / freezer. There is a ceramic sink with drainer, soft close pan drawers, integrated Hoover dishwasher and a Stoves 4-oven range with 7 gas burner hob over with extractor fan above. At the far end of the breakfast room are a pair of patio doors leading out onto the sunroom with a door to the inner courtyard and tri-fold doors leading out onto the decked area of the garden. There is also a door from the breakfast end onto the deck.

The turning staircase leads to a half-landing with door to the boiler cupboard with a Vaillant mains gas-fired boiler and where the hot water tank is located. A further few steps lead up to a landing with a Victorian fireplace with tiled insets and slate hearth, with door to the family bathroom, with a full size bath and a large walk-in shower. At the far end is a bedroom currently used as a study.

The stairs continue to the first floor landing with door to double bedroom with a view over the rear and an original storage cupboard. Door to bedroom 1, with exposed painted floorboards and two large sash windows allowing lots of light into the room. Within the bedroom is a large fireplace with marble surround and door to an en-suite shower room, with a walk-in shower, WC and a pair of wash hand basins.

Stairs rise to the second floor where there is a linen cupboard with doors to two further bedrooms, both with Dormer and Velux windows. There is eaves storage accessed from the rooms and ample storage with one of the rooms having storage within the ceiling void.

Outside - The walled courtyard garden is particularly private with a decked area allowing much seating with a raised slated area at the far end. The single garage has a rear door to allow access and is large enough to put a small car in. The garage roof has recently been re-roofed. The gate at the rear allows access onto the brick paved rear drive, where the bins are located.
