Situation - The property is situated in a rural but accessible location just outside the hamlet of Doccombe, in the heart of the Teign Valley, a most favoured area within the Dartmoor National Park. The property is on the local bus route and is a short distance from the sought-after village of Dunsford (2.7 miles) and the larger town of Moretonhampstead (2.5 miles). The cathedral and university city of Exeter (11.2 miles) has a range of facilities befitting a centre of this importance. Being within a National Park there is magnificent countryside to be enjoyed, whether on horseback, bicycle or on foot. Public footpaths lead directly from Doccombe up onto Mardon Moor.
Description - A beautifully presented south-facing thatched cottage with a more modern extension set in a stunning rural location within the Dartmoor National Park. The main house, which has been thoughtfully renovated and extended, offers modern but characterful accommodation with period ceiling beams, inglenook fireplaces and original stone stairs. To the front of the property is a glorious south-facing garden whilst to the rear are well maintained gardens with outbuildings and a paddock/orchard. On the opposite side of the road is a large parking area with an agricultural building, detached garage and three separate paddocks.
Accommodation - Via the rear garden a part glazed door gives access to a large boot room with an exposed stone wall and a hallway leading to a utility room. Off the utility is a ground floor bathroom with separate shower and stairs rising to a double bedroom (4) with a raised office/study. This section of the house was extended in 2014 and could be used as an annexe if required.
From the other side of the boot room a step leads into the kitchen/breakfast room with wall and floor mounted units, a Stanley cooker providing both heating and hot water, and French doors leading out to the garden. On from the kitchen is a hallway with a pantry and store room and a doorway leading into the original period cottage. To the left is a character sitting room with exposed ceiling timbers, inglenook fireplace with wood burner and stairs rising to the first floor. Directly ahead is a family bathroom, and to the right is a snug with exposed floorboards, inglenook fireplace with a wood burner and stairs rising to the first floor.
The first floor provides three period featured double bedrooms, one of which has an ensuite wc.
Grounds And Outbuildings - To the front and rear of the property are well maintained gardens with mature shrubs, flower borders and a paved sun terrace. Steps from the rear garden lead up to a terrace with raised vegetable beds, greenhouse, shed with power and useful store building. On from this a sloping paddock and orchard, with separate access to the lane.
On the other side of the lane is a large private parking area, a barn with two open fronted bays, and a garage with attached store. There are three additional paddocks, one of which has separate gated access to the lane. In all the land amounts to 5.73 acres.
Services - Mains electricity. Private drainage and water. Rethatched in 2019.
Directions - From the A38 take the A382 to Moretonhampstead. At Moretonhampstead take the B3212 to Dunsford and Doccombe. On leaving Doccombe the property will be on your left and the private parking area will be on your right.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on June 8, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on June 8, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
