Property description & features

"Over the last eight years, I have had a lot of fun creating a home that I love on Richmond Road. The community feel has really built over that time with lots of young couples moving to the street. Lots of tasty new places to eat and lovely shops to browse have opened up on the Redfield high street only 5 minutes walk away. Richmond Road also is very close to the lovely St George Park and has great transport links to central Bristol from Church Road. I will certainly miss this street but I know the next owners will enjoy living here as much as I have and I am excited to start my next chapter."

Richmond Road is situated in St George, between Church Road and Avonview Cemetery, which occupies a large space above the River Avon and its riverside walks. St George's Park is across Church Road from Richmond Road and is one of the city's most popular parks providing a kids play area, tennis courts, a cafe, a skate park, and a lake. St George has many exciting independent shops, cafes, pubs and restaurants, with Richmond Road near to the very popular Poco Deli, Red Church and Orchard Café. On from this, the much-loved Bristol Loaf and The Lock-Up are staples in this community. The shops and cafes of Easton are also easily accessible via the Bristol to Bath cycle path, including East Bristol Bakery, Garden of Easton, and Bristol Sweet Mart. There are several well-regarded schools in the area, meaning this is a popular area with families. For commuters, it is a short journey into Bristol City Centre by bus, bike or car, whilst also being just a short drive from Bath and the motorway networks as well. From this side of the City Centre, Bristol Temple Meads is just a short journey away.

A double bay fronted three bedroom mid terrace situated on one of St George's most desirable streets with its period charm and proximity to the park and Church Road. As you enter the home, you are welcomed with original floorboards through the hallway and the staircase to the first floor. The lounge has been carpeted, includes a wood burning stove and bespoke built-in shelving and storage. To the rear of the property accommodates an open plan kitchen/diner with an original period storage cupboard, tiled flooring and a contemporary kitchen embracing the light from the south west facing garden. Through the patio doors, you can reach the lawned garden, patio for seating and an abundance of flowerbeds flourishing in the summer. A brilliant spot for keen gardeners or those who simply love to entertain.

Upstairs, the home has been reconfigured to create 3 bedrooms rather than the usual 2 of similar properties to this home. From the landing you can find the master bedroom with the bay window and two further bedrooms, the second largest room has built-in wardrobes also. Finally, the shower room includes a walk-in shower, WC, sink basin with drawers and shelving for storage use which has been upgraded by the existing owner.

Broadband availability and predicted speed: obtained from Ofcom on September 3, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on September 3, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 24, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
