About 15.65 acres

Tender Guide Price £150,000 to £175,000

Situation

The land is located on the Weald of Kent an easy drive to the north of Tenterden on the A262 towards Biddenden & Headcorn and is situated behind the old railway station with access through the commercial yard. The land is outside the High Weald AONB. High Halden village is a short distance to the east.

Method of Sale

The land is offered for sale by Informal Tender closing at 12 noon on Friday 7th July 2023, subject to the terms and conditions set out on the tender form attached.

Your offer must represent your “best and final offer” for the land because there will NOT be another opportunity to make another offer after tenders have closed. Only offers submitted on a fully completed tender form and accompanied by ALL the information requested will be considered.

Description

The sellers have owned the land for almost exactly 30 years and have used it for grazing and haymaking throughout that time. The land is mainly level and comprises just over 13 acres of pasture in 3 separate fields with 2 ponds which includes the now overgrown redundant railway line. In the middle of the land is a parcel of mixed woodland that extends to about 2.60 acres. Within the woodland is a good size pond and 2 redundant agricultural buildings.

Right of Way

The land has the benefit of a right of way ‘at all times and for all purposes with or without vehicles’ between points A & B on the plan. This right off way initially passes through the former railway station commercial yard and then travels through the double gates and along the route of the old railway line until you reach the land.

Any planning enquiries must be directed to Ashford Borough Council (ashford.gov.uk)

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
