Lyntonfields is situated in the green belt, in a very private setting surrounded by its partly walled grounds. It is located on the Frenchay/Hambrook border and it is very rare to find a property of this period with land so close to the city centre.

Lyntonfields is believed to date from 1830 and added to in Victorian times. It has an elegant and very well presented interior of classical Georgian proportions. It is not listed. The present owner purchased the property in 2009 when in need of complete modernisation. It has since been meticulously and sympathetically restored, carefully retaining all period features which include ceiling cornices, window shutters, fireplaces, archways, panelled doors with brass furniture and moulded skirting boards and architraves. A bespoke breakfast kitchen with Aga was installed, the existing bathroom replaced, two new bathrooms installed and the ground floor boot room plumbed as a shower room. The property was completely redecorated and the floorboards stripped and polished. Also, wiring and plumbing has been replaced as has the roof.

The attractive self-contained three bedroom wing with garden, can be accessed from the exterior, or from the interior if more accommodation is required for use in the main house.

The imposing reception hall has a tessellated floor, wide archway and a fine staircase rises to the gallery landing. The two main reception rooms are particularly striking. The drawing room has a period fireplace, French windows opening out to the garden and a wide archway opens into a reading area with a further period fireplace. The bespoke well equipped breakfast kitchen has folding doors opening into the dining room and both rooms have French windows opening to the garden.

The first floor has lovely views in all direction over its grounds. The superb principal bedroom suite has an en suite dressing room, walk-in wardrobe and a bath/shower room. There are four further bedrooms, a family bath/shower room and a separate w.c.

Lyntonfields is approached through electrically operated solid timber double gates opening to a winding tree lined drive leading to the front of the house and providing generous parking.

The gardens and grounds are a delight and are arranged in compartments for all year around enjoyment and interest.

Along the south western elevation is a wrought iron canopy frame adorned with climbing shrubs including fig, jasmine and roses. The terrace overlooks a large expanse of level lawn with deep shaped borders well stocked with specimen shrubs including Azaleas, Rhododendrons and flowering plants set against a backdrop of a mini arboretum of over forty species of mature trees including Wellingtonia, Oak, Strawberry tree, Walnut, Douglas Fir and Chestnut. Beyond, lawn pathways meander through the trees to a wildflower meadow with mown walkways.

Behind the house is a walled enclosure with a very pretty range of L-shaped stone outbuildings comprising a former coach house with tack room clad with a Wisteria, stable, workshop, and open fronted implement store. The walled garden within this area is attractively planned and provides the external approach to the wing.

Beyond this is a formal classic kitchen and flower garden designed by the present owner. There are square beds bisected with lawn pathways, a Victorian brick and glazed green house with grape vines, espalier apricots and nectarine as well as a potting shed. There is also an orchard including a Medlar, soft fruit bushes, an asparagus bed and a chicken run. In addition, there are various stores situated around the garden and there is an irrigation system.

In all the property extends to about 3.1 acres.
