Impressive period house on 10 acres with direct beach access

History
Annestown House was built in c.1820 and was originally the seat of the Palliser family. It was owned firstly by Henry St George Cole who bought the Palliser's home around 1830. The Galloway family subsequently inherited the property, and it remained in their ownership until 2008. Over the years, Annestown House has entertained many famous guests including Jacqueline Kennedy Onassis.

Description
Annestown House is a period waterfront property with the most spectacular cliff-top setting overlooking Annestown Beach.

A six-bay two-storey house, its unique design is impressive amongst a wonderful setting of landscaped garden grounds, all offering superb sea views. This property offers a special opportunity to an astute buyer and while currently used as a private home, the house was previously used as a Guesthouse and could be an ideal location for a wedding venue.

A gated bell-mouthed entrance opens into a gravelled driveway and approaches the house where there is a parking area to the front. Entering through a porch, this opens into an impressive hall, which offers access to the main reception rooms which include the dining room and drawing room which are most impressive. Located on the right wing of the house is the games room while on the left wing is the kitchen and breakfast room.

A staircase in the rear hall leads up to the first floor where there is the master bedroom suite. There are 6 further bedrooms (two ensuite) and a bathroom on this level. On the second floor, there are two additional attic rooms and a shower room. While the ground floor was renovated in 2020, the first and second floor would need some renovation works in order to transform it into the modern family home.

While the accommodation has been extended since its original construction, the house has been beautifully maintained with many notable period features which include hardwood floors, architraves, decorative fireplaces, sash and cash windows, cornices and ceiling roses.

In total, the accommodation of Annestown House extends to approximately 8,094 sq ft / 752 sq m, as shown on the accompanying floorplans.

Gardens & Grounds
The landscaped gardens and grounds are a particular feature of Annestown House and provide tranquillity and privacy. There is a formal lawn area in front of the main house which was originally the croquet and tennis lawns and offers spectacular sea views. From here there is direct access down to Annestown Beach which is a real treat.

In front of the house, leading down to the beach there is about 10 acres/4 hectares of mixed quality lands. The patio area to the south of the lawn ideal for al-fresco dining or simply reading a book whilst admiring the water.

The Courtyard
Adjacent to the main house is a courtyard which not only provides supplementary accommodation to the house but is also a fantastic space for entertaining guests.

It comprises of the following:

The Granary and Creamery
To the south of the main house and the courtyard are four apartments. Completely refurbished and converted in 2020, the current owner has established and is currently operating a very successful holiday let business.

The Granary (2 bedroom), Granary Loft (1 bedroom), The Creamery (1 bedroom) and Creamery Loft (2 bedrooms) all offer contemporary living. In total, the accommodation of all four apartments extends to approximately 3,175 sq ft / 295 sq m, as shown on the accompanying floorplans. The views from these apartments are exceptional and the overall finish is second to none.

Further information on income potential can be made available after viewing.

The Stables
Converted in 2020 and comprising of 9 boxes, they are suitable for both equestrian use and also for events/exhibition use as they have been recently finished to a high quality. Subject to the necessary planning permissions, the stable could be converted easily to living accommodation

Stables Loft
On the upper floor of the stables is a function room which is suitable as a private dining room/party room and can provide seating for up to 24 guests.

Courtyard Bar
A former barn has also been restored and converted into a bar for private use. This extends to about 620 sq ft / 57 sq m and is a fantastic addition to the property. Well laid out internally with a feature copper bar counter, it could be used by owners occupiers and visiting guests alike.

Outbuildings
Beside the courtyard is a range of outbuildings including a workshop and a laundry room. These rooms are multifunctional and very useful for the overall running of Annestown House.
