A picturesque period cottage set in the heart of one of the most sought after villages on the Western edge of the Dartmoor National Park. No onward chain.

SITUATION AND DESCRIPTION
Nestled in the heart of this idyllic West Devon conservation village, located at the head of the River Tavy, Gladysford Cottage boasts an enchanting outlook towards The Church of the Holy Spirit via the Milton Brook bridge. Dating from the late eighteenth or early nineteenth century, this charming house is grade II listed for its facade, which is almost symmetrical (can you spot the difference?!) and its stonework is enhanced with small-pained casement windows with arches and a front door with an ornate hood, in essence, the epitome of a child's drawing.

Internally the palpable atmosphere is alluring and not been lost. Almost square in footprint – please see attached floor plan - care and attention has been paid to enhancement including the recent fitting of a kitchen/breakfast area with a full range of integrated appliances including a dishwasher, washing machine, fridge and separate freezer along with a range style cooker with extractor, all set off beautifully with granite worktops along with under floor heated slate tiling.
In the beamed sitting room, a multi-fuel wood burning stove has been installed in the stone fireplace which backs up the ‘Heatstore’ economy 7 wall heaters throughout the property.
Rising off the back of the kitchen the staircase turns to a bright landing with rear window leading to three good sized bedrooms – the two largest at the front capturing a lovely view – and a generous well-appointed bathroom with stand alone walk-in shower cubicle and heated towel rail.

OUTSIDE
Twin flower beds, either side of the front door, planted with roses and climbers with dwarf wrought iron railings mark the threshold. On the right a pedestrian gate leads into an enclosed slate paved courtyard, which also leads off of the rear kitchen lobby, with storage fuel bins and steps rising up through the valley-side garden. On the left is a parking area between the cottage and a detached 16’9 X 14’ garage which has a parking forecourt.

Milton Combe sits on the western edge of Dartmoor National Park, just up the valley from the confluence of the rivers Tamar & Tavy. The village centres around the Church of the Holy Spirit and the adjacent village hall – originally the Church of England Infant School – whilst the meandering Milton Brook winds its way passed the 68 or so dwellings and holding fort at the top of the village is the reputedly 16th century public house the ‘Who’d have Thought It’. A short walk up the hill is the National Trust owned Buckland Abbey with its shop and B.F.G = Buckland Food Growers group with community based allotments should you wish to have your own chickens, bees and produce for the Good Life! The neighbouring village of Buckland Monachorum - 1.7 miles – boasts an Ofsted rated primary school and a Buckland Beehive Preschool. The busy village hall has monthly market on a Saturday morning and many events including quiz nights and much more info can be found on the village website
Villages – CRAPSTONE 1.75 miles with two garages; YELVERTON 3.5 miles bigger village with supermarket; butcher; health surgery; dentists and all every day facilities. Town – TAVISTOCK 9 miles; City – PLYMOUTH 10.7 miles; Derriford Hospital – 8 miles.

Buses – Regular shuttle bus from the village via Buckland Monachorum and Crapstone to Yelverton bus stop with connecting buses at intervals to Plymouth and Tavistock.
