What it's got:

Walking in you are instantly hit with the character this property has to offer with its stained wide board wooden flooring and real character features. To the front of the house is the cosy lounge which has been tastefully decorated with a feature walk in bay window, flowing seamlessly to dining area/ second reception, but then you are drawn to the extended kitchen/breakfast room. You will simply love this space to entertain in.

Upstairs there is a gorgeous main bedroom with large windows including a feature walk in bay and an extensive range of modern fitted wardrobes. The second bedroom is also a good sized double with pleasant views over the garden and a single third bedroom. A modern bathroom completes the accommodation. From the landing there is access to the loft space. Many of the neighbouring houses have converted this area to create a further bedroom, this would of course be subject to the usual consents but could be a potential option for future planning/expansion.

South facing garden, and home studio/office really tops off this fantastic home.

What the owner says:

We fell in love with the character of this property and its many original features including floors and doors that created the period property charm. This has been a wonderful home for our family and we will treasure all the lovely memories created here watching our two boys grow. We particularly enjoyed the large south facing garden which has been a labour of love that we hope the next owners will really enjoy as well. It’s been a great location for us with Westbourne and Ashley Cross within walking distance, the train station a stones throw away, and the retail park across the road is so convenient.

Where it is:

Gorleston Road is within close proximity to Branksome mainline train station which is perfect for the commute to London and back. Also Bishop Aldhelms school and Bourne Valley nature reserve is within a mile. Branksome Recreation Ground, bus services and a local shop are just a stone’s throw away.

Places of interest

Bold gestures are great, but we know that it is the small and simple touches that make a real difference. Keeping in touch, being honest, not baffling you with jargon, thinking about your circumstances when organising viewings, a smile, some reassurance. But behind the scenes, we are quick to grasp any opportunities, ninjas in negotiation, and serious about the way we do business.

OnTheMarket may have applied supplementary data to this property listing, including:

Broadband availability and predicted speed: obtained from Ofcom on March 22, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
