The front door opens to a welcoming reception hall with a walk in cloak room leading to a wc. Your eye is immediately drawn straight ahead to the wonderful view over the river, which both the sitting room and kitchen take advantage of.

French doors from the kitchen open out to arguably the best placed balcony in Tiverton with views to surrounding hills and down the River Exe.
The kitchen has been well fitted with integrated appliances, plenty of storage and a breakfast bar. The tiled floor is practical and completes the quality finish. A utility room serves the kitchen, offering space for the laundry appliances and the dishwasher. There is a formal dining room, just off the entrance hall, with wooden flooring and space for a large table and chairs. The sitting room is a cosy space with a wood burning stove and a great outlook - one of the benefits of the position of the house, is that you feel very private, yet you are right in the centre of the town.

As you can imagine, the views from the bedroom windows are far reaching and there is no need to draw the curtains at night. With such a wide landing, a staircase could continue up to the roof space, should you wish to create further living space.

The integral garage is accessed from the dining room. The garage is an excellent size and steps lead down to two further store rooms below the house. These have potential to be turned into a home gym, office space or a studio - they make a great workshop space as they are.

The rear garden is just stunning! Such an array of colours, with seating areas, and winding paths leading down to the river’s edge. Resident ducks and swans are inquisitive - no doubt looking for something to eat. There are many areas in the garden, from where you would have no idea that you are in the centre of the town. On the higher level of the garden is the most magnificent wisteria, the stem of which is more of a twisting trunk, and the sheltered seating area that this creates is just wonderful. Against one of the stone garden walls, a conservatory has been placed, with the gardens being so full, it feels like it should be named "The Orangery".
