Single storey house on the outskirts of West Linton with open views over the surrounding countryside

Description

Howieson Hall Farmhouse occupies a spacious plot on the outskirts of West Linton. The house has accommodation arranged over one level with a spacious open plan sitting and dining room at its core. The front door is located within the central courtyard where there is parking and a garage and it leads into a vestibule with cloakroom. The kitchen is off to the left and is fitted with a range of base units with a tiled worktop. There are large windows overlooking the garden which allow light to fill the room. There is a small porch to the side and doors out to the garden.

The sitting room and dining room are open plan but slightly separated by a fireplace which extends into the sitting room. There are large windows and sliding doors to both the east and south which allow light to fill the rooms throughout the day. Off the sitting room is a study overlooking the garden.

There are three bedrooms off the corridor leading from the sitting room. The principal bedroom is located at the end and has an en suite bathroom with shower. There are a further two double bedrooms with a family bathroom situated between.

On the east side of the house is a generous patio where outdoor dining and entertaining can be enjoyed overlooking the surrounding fields. Beyond this are spacious lawns and tucked in a sheltered corner of the garden is a summer house. The lawns wrap around the house on three sides and there are a variety of colourful herbaceous borders. A gated driveway leads from the main road into the central courtyard.

Paddock: Opposite the entrance to Howieson Hall Farmhouse is a grass paddock of about 2 acres which can be made available in addition and by separate negotiation.

Location

Howieson Hall Farmhouse has a lovely rural setting on the edge of West Linton, in the beautiful rolling countryside of the Scottish Borders. The house is very well situated for the Edinburgh City Bypass and the city centre. The bypass is less than 15 miles to the north and gives access to the south, east and west of the city, the airport and the motorway network. The city centre is less than 20 miles to the north.

The conservation village of West Linton has a good range of local shops and services, including a post office, a nursery, a primary school and tennis, golf and bowling clubs. Penicuik (7 miles) has a wider range of facilities, including shops, supermarkets, professional services and both primary and secondary schools. The private schools, professional, recreational and cultural facilities of Edinburgh are also within easy reach. The Straiton retail park is just beyond Penicuik.

There are plenty of outdoor activities in the immediate area including the Midlothian Snowsports Centre with its dry ski slope off the A702 on the near side of the bypass. There are a number of local golf courses including Glencorse and West Linton, while all the links courses of East Lothian are also accessible. There is excellent and extensive walking in the Pentland Hills Regional Park from the doorstep of the property.

OnTheMarket may have applied supplementary data to this property listing, including:

Broadband availability and predicted speed: obtained from Ofcom on June 2, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on June 2, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
