Detached Turner house in beautiful mature gardens, on the edge of Lindfield.

Description

Ideally situated on the western edge of Lindfield, only 0.7 of a mile from Haywards Heath’s mainline station, Sun Ridge is a very attractive family home believed to date from 1926. The house is typical of Turner's Arts & Crafts architectural style, externally characterised by brick elevations with red brick detailing, original leaded light casement windows with feature stained glass panes, and Turner’s signature curled gutter brackets. During our clients’ 22-year ownership the house has been the subject of extension and improvement, whilst retaining much of its 1920s character including exposed oak timbers, a solid oak staircase, original internal doors and both feature and working fireplaces.

The front door opens to an entrance hall, featuring an elegant full height leaded light bay overlooking the front garden. There are two reception rooms lying off the hall: a study (which could be a dining room or snug), and a light and bright triple aspect sitting room, with crittal-style French doors opening to the garden and an open fireplace set with a Chesneys woodburning stove.

The kitchen is fitted with an extensive range of modern gloss units and display cupboards, with granite worktops, a Belling range oven and various integrated appliances; beyond the kitchen is a spacious utility room with glazed roof and space for laundry appliances, and a ground floor wet room. The kitchen is open to the generous west-facing conservatory, a versatile room with space for both a dining table and sofas, and French doors opening to the garden.

There are four bedrooms on the first floor, all dual aspect and with fitted or built in storage. Bedrooms one and two have en suite shower rooms; bedrooms three and four share a family bathroom with modern white suite, and a separate WC. A hatch and fixed ladder allows access to a boarded loft room with Velux window.

Sun Ridge’s lovely gardens are a particularly attractive feature of the house, private and mature, and extending to just over a quarter of an acre. The house is set back from Summerhill Lane down a gravel driveway leading to a parking area ahead of the house; there is an expanse of lawn, well screened to the boundaries by high hedging.

The rear garden is well established and equally well enclosed, edged by hedging and mature trees, and dotted with young trees and beds, and with an Indian sandstone terrace next to the house.

Location

Sun Ridge is situated in an established residential area in the picturesque village of Lindfield, well known for its historic lime tree-lined High Street, large village common and pond. Lindfield offers very good local amenities including a variety of shops, boutiques and public houses. The neighbouring town of Haywards Heath provides a further range of facilities, including high street shops, restaurants, supermarkets (including a Waitrose) and a leisure centre; more comprehensive shopping can be found in Brighton, Crawley and Tunbridge Wells.

Sporting and recreational activities are extensive, with golf at Haywards Heath, Lindfield and Piltdown, racing at Plumpton and Brighton, sailing at Weir Wood and Ardingly reservoirs and along the South Coast, and walking and riding locally including the South Downs National Park and on the Ashdown Forest. The renowned Glyndebourne Opera House is just east of Lewes and the vibrant city of Brighton and Hove (15 miles distant) has a thriving theatre culture, festivals and events.

Mainline rail service: Haywards Heath station is about 0.7 of a mile distant, with services to London Bridge/Victoria from 45 minutes.

Schools: There is an excellent range of schools in the area, both state and private, including Blackthorns and Lindfield primary schools and Oathall Community College, Cumnor House, Great Walstead, Ardingly College, Worth, Burgess Hill Girls and Hurstpierpoint College.
