Belisha House is a prestigious residence situated in arguably one of the most premium villages outside of Woodbridge. The design offers vibrant and traditional brickwork under a clay roof, creating a charming and classic feel, whilst a weatherboarded rear elevation and glass front with weatherboard accents bring a more modern and contemporary feel.
The property is entered through a very light hallway leading to downstairs shower room and study, with the sitting room located to the front of the property with floor to ceiling windows allowing the space to fill with light, further boasting a wood burner for chillier months. There are French doors here providing side access.
Moving through to the kitchen/diner, there is an impressive, high-quality kitchen with integrated appliances including a double wine cooler, full height fridge and freezer, dishwasher, double oven with dual temperature, warming drawer and integrated microwave, together with a five-ring induction hob located on the beautiful central island. The space is also perfect for dining under electric Velux windows featuring integrated blinds and rain sensor. There is a utility room with sink and space for washing machine and tumble dryer as well as integrated storage space and a water softener. Completing the ground floor is the family room/bedroom 5.
On the first floor is a sumptuous master suite with magnificent full height apex windows with integrated blinds, feature light pendant and en suite with walk-in shower. Bedroom two boasts an en suite shower room, whilst the family bathroom with large stand-alone bath services the remaining two bedrooms.
Belisha House enjoys the added benefit of air source heat pump underfloor heating.
OUTSIDE
Belisha House enjoys a setback position from the road with field views over a roof top to the rear. There is a large east facing garden which has been seeded and will have shrubbery planted. Large, detached garage with electric door and car charging point, alongside a large driveway with ample parking for several cars.
LOCATION
Belisha House enjoys a convenient and highly accessible location within the parish of Little Bealings. The nearby village has a top performing primary school, and the picturesque riverfront town of Woodbridge is just 1½ miles to the east and, together with the county town of Ipswich 3 miles to the west, provides a full range of shopping and commercial facilities.
Educationally, there is a wide choice of top performing schools in both the state and private sectors in both towns and a full range of recreational opportunities, including water sports on the nearby Deben and Orwell Estuaries, local rugby, tennis, football and hockey clubs, together with six golf courses in the surrounding area.
The region’s dual carriageway road network (A12 & A14) is easily accessible and links to the East Coast Ports, London’s M25, as well as Cambridge, The Midlands and Stansted Airport. There are regular main line rail services to London’s Liverpool Street Station, taking about 70 minutes from Ipswich, with connecting services from Woodbridge.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
