3 bedroom semi-detached house
Key information
Property description & features
- Tenure: Freehold
Believed to date back to 1750 with later post-war additions, 2 Glebe Farm Cottages is an attractive semi-detached cottage under a thatched roof standing in mature, well planted gardens of approximately 0.25 acre with a winterbourne running through it. The internal accommodation is well laid out with period features to the fore, and there is a good balance between living space and bedrooms. Within the garden is a useful collection of outbuildings, including a studio/office, and the garden adjoins open farmland, blessing the cottage with a lovely outlook.
The cottage sits a short distance to the north-west of the sought after Downland village of Rockbourne amidst lovely rolling countryside, much of which is a designated Conservation Area. Rockbourne is home to a thriving community that benefits from a reputable primary school (Western Downland), a village hall, a church and popular public house. The Avonside town of Fordingbridge (4 miles) provides a comprehensive range of day to day services, including schooling, a medical/health centre, a good range of local shops, a building society and a library. The excellent communications network allows ready access to the regional centres of Salisbury, Bournemouth and Southampton; all have mainline rail links to London Waterloo and there are airports at the latter two. A myriad of footpaths and bridleways exist in the surrounding area and there is magnificent outriding to be had on Whitsbury Downs; the contrasting moor, heath and woodland of the New Forest is approximately four miles to the East.
From the road a gravelled driveway opens to a generous fenced in parking area sufficient for 3-4 vehicles with inset gates opening to the garden and cottage. From the driveway there is access to the detached OUTBUILDING that comprises:
GARAGE - Double doors with access to roof storage. Power and light connected. Hot water cylinder and electric heating for studio.

GARDEN
The delightful gardens are found to the front and side of the cottage with the principal section enjoying a westerly orientation and bi-sected by the village winter bourne. The pretty front garden is laid to lawn set around a well with colourful, stocked flowerbeds. To the side of the cottage is an area of decking and patio beyond which lies a larger expanse of lawn with established, well-stocked flower beds and borders. The rear area of garden is arranged as a working kitchen garden with a number of flourishing raised vegetable and flower beds, two greenhouses and a covered potting area. The gardens adjoin neighbouring farmland and there is a lovely rural outlook.
New Forest District Council. Tax Band D.
Mains water and electricity. Calor gas fired central heating. Private drainage system shared with 1 Glebe Cottages (replaced 2023).
Leave Fordingbridge and travel to Sandleheath. Pass the Post Office turn right at the crossroads signposted to Rockbourne. Proceed into the village and follow the road through, passing the Rose and Thistle pub, which is on the left. Leave the village and continue for a further 1/2 mile and the entrance to the cottage will be found on the right hand side.

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on June 1, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on March 7, 2013 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
