  • 0.4 Acre Plot and Gardens
  • Double Garage and Driveway
  • Rural and Private Location
A beautifully finished four bedroom semi-detached country home with double garage, sitting in 0.4 acre plot and enjoying views from the gardens. Viewings commencing Friday 9th June 2023.

Offered to the market is this exceptionally well proportioned and presented four bedroom semi-detached home located along a quiet and private lane on the outskirts of the village of Yatesbury.
With South East facing views over the well kept gardens to the rear, this home will make for a secure and exclusive family home as it has done for the current owners. Works done to the house by the current owners include a new oil fired central heating and hot water system, new windows and doors, new kitchen, downtstairs WC and en-suite in 2019 and new family bathroom in 2022.

Walking in through the main door, the porch area opens into a stunning and contemporary kitchen which opens into a dining area facing rear with French style doors to garden. The kitchen has a range of wall and floor units and integrated appliances. To the left hand side on entering is a utility room with plumbing for white goods and a separate downstairs cloakroom.

Leading from the kitchen and into the main reception room with bay window facing rear garden. There is a conservatory to the side of the house via glass doors reception room. There is a further children's playroom which could double as a large study area.

Upstairs on first floor is a master bedroom with en-suite, three further double bedrooms and a family bathroom.

Outside the property sits in an overall plot size of around 0.4 acres with double garage (with light and power) and driveway parking for several vehicles. The rear established gardens face due South providing plenty of sunshine and looking over the downs. Whilst the garden is mostly laid to lawn, it also has an abundance of mature trees, shrubs and flowers to compliment it in the summer months.

Surrounding area and communications
Yatesbury is a small hamlet which lies between Marlborough and Calne with the Neolithic World Heritage site of Avebury Stone Circle close by. The property overlooks the Area of Outstanding Natural Beauty around the Cherhill monument. The nearby village of Cherhill is very pretty with a church, a pub, a primary school, a cricket club, fishing lakes and a very active village hall. Wonderful walking can be had directly from the property to the White Horse and Cherhill. The market town of Calne provides a range of facilities but a fuller range of amenities are available in Chippenham (approx 8 miles) and Marlborough (approx 10 miles), Calne, Marlborough and Chippenham all offer a full range of schools and Chippenham provides main line rail links to London Paddington.

Directions
From Marlborough proceed on the A4 signposted Chippenham and Calne and continue for approximately 6 miles. At the Beckhampton roundabout take the second exit continuing toward Calne. Proceed for approximately a further 3 miles and take a right hand turn to Yatesbury. Continue to the end of the road and proceed straight on at the right hand bend. Follow this road for approximately 1/4 of a mile and the house is the about half way down on the left hand side.
