As illustrated on the floor plan, the accommodation comprises; entrance porch, sitting/dining room, kitchen, cellar, first floor bedroom and bathroom and second floor attic style bedroom with far reaching views.

Location - Ale House Cottage is situated on the edge of an ancient common with just under 100 acres and being a site of special scientific interest noted for its rare plants. The village has a good pub and supermarket and is conveniently close to Stroud, the administrative centre for the district with a full range of services. These include an award winning farmers' market, a good range of independent retailers and main line railway station - London Paddington circa 90 minutes. By road the capital is approximately 2 hours via the M4 or the M40, while Junction 13 ( Stroud) of the M5 is only 10 minutes away for commuting to Bristol or the West Midlands. The local scenery is dramatic, with Stroud at the heart of five different river valleys, each with their own identity. The area is excellent for walking and cycling, with a cycle track running between Stroud and Nailsworth.

The property is accessed via steps and a pathway from the parking space.

Directions - From our Stroud Office, proceed towards the M5 and at the Sainsbury's roundabout take the first exit up the hill (B4066) to Selsley. As the road bends to the left, the property can be found elevated on the right hand side. Whilst there is a parking space, we recommend that upon first viewing, you drive up past the property and park near The Bell.

Places of interest

Stroud is the regional and administrative centre for the south-west of the Cotswolds and the Severn Vale with excellent road and rail links to the rest of the country. Surrounded by exceptionally varied countryside, Stroud lies at the confluence of five valleys, each with its own distinct character. The town owed its prosperity to the wool trade initially (including supplying cloth for uniforms to both sides in the Napoleonic Wars), more recently it has developed a reputation as a popular centre for the arts and local culture within the Cotswolds. The town has a mainline railway station with ample parking in the vicinity (London Paddington from 95 minutes) and connections to Swindon, Cheltenham and Gloucester. Junction 13 of the M5 motorway for accessing Bristol, the south-west or the Midlands is only miles to the east and there are three international airports little over an hour's drive away (Bristol, Birmingham or Cardiff). Stroud is particularly fortunate in having quite excellent schools for all ages within its vicinity, including Stroud High and Marling in the state sector and Beaudesert Park and Wycliffe College amongst others. It is also a major centre for employment and has a modern college. Murrays Stroud Office serves the town, adjacent villages and down onto the Severn Vale to the west. It works closely with its sister offices at Painswick and at Minchinhampton and The Mayfair Office in central London.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s

The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
