A downstairs cloakroom, built in storage & cupboard houses the washing machine complete this floor.
Moving up to the first floor you will find the fitted kitchen/breakfast and an exceptionally large master bedroom suite (formally the lounge) with large windows allowing the light to flood through. The owner has obtained the relevant permissions to create an En-Suite.
On the top floor you will find two generous double bedrooms and even the fourth is a good sized single. There is a main family bathroom.
Situated on the largest plot on the development, the garden certainly has the 'wow' factor and is over double the size of most of the neighbouring properties. You have large shaped patio area with a combination of decking and pea shingle ideal for alfresco dining/breakfast. To the side you will find a BBQ area with gated access to the front. There is a large 'fan' shaped lawn with some mature tree, plant & shrub borders. To the to top of the garden a raised decked patio is the perfect for enjoying the evening sun whilst socialising and entertaining.
Agents Note: The property where is on such a sizeable plot lends itself well to either a side or rear extension (subject to the usual planning consents).
Where it is
Branksome is an extremely popular location mainly due to the train station with direct routes to Waterloo, London making it a great spot for commuters. From this property you can walk to the station and amenities in 5-7 minutes. In the other direction you will find Coy Pond gardens which is a lovely walk leading straight to Bournemouth and in turn, the award-winning beach taking approx 30 minutes or better still a 15-minute cycle. You can walk to local schools too. Both Bournemouth & Poole town centres are both within easy reach.
What the owner says
''I bought the property as I fell in love with it as soon as I walked in. It has such a lovely feel, very calming, and so much space. The garden is amazing, you feel as though you are in the country due to it’s size and the design. It was my first home for my children after my divorce so I had to find the right house, and I did.
If I could pay the mortgage off now, I would never leave! There is actually not one negative about the house, the neighbours, the area. The new owners will be very lucky. ''

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
