LOCATION
The Manor is situated just outside the hamlet of Grenofen, some two miles South of Tavistock. Nestled in the Walkham Valley, the property has easy access to a huge array of outside walks and sporting activities. In the valley itself, the former Grenofen Railway Tunnel forms part of the Tavistock to Plymouth cycle path, in turn part of the Drake's Trail.
Tavistock is a thriving market town, rich in history and tradition dating back to the 10th century and famed for being the birthplace of Sir Francis Drake. Today, the town offers a superb range of shopping, recreational, artistic and educational facilities, whilst the largely 19th-century town centre is focused around the Pannier Market and Bedford Square, in which regular farmers' markets are held. Plymouth, the Ocean City, some 15 miles to the south, offers comprehensive amenities including the international ferry port at Millbay with services to France and Spain. The cathedral city of Exeter lies some 40 miles to the northeast, providing transport connections to London and the rest of the UK via its railway links and the M5 motorway. Airports are located at Newquay and Exeter.
HISTORY
The immediate area is originally to be found described as Grenefenne in the thirteenth century and the first mention of the Manor is in the Apportionment in the fourteenth century Whitchurch Parish Tithe Map where it was categorised as a Pleasure Ground owned by a Harriet Carpenter. The original Medieval Manor House, however, eventually fell empty and derelict and the "new" Manor House was erected on the same site in around 1760. The Manor remained as a family home until 1956 when it took on various commercial uses up until 1979. It then became a Country Club until being converted into ten properties in 1988.
DESCRIPTION
Unlike most modern conversions of historic buildings, there has been no attempt to develop as many "units" as possible.
As soon as you walk into the entrance hallway, the apartment impresses. The typical Georgian characteristics of space and elegance have been retained to the maximum. All the recently installed double-glazed doors and windows are in keeping, with the latest electric radiators giving easy control over individual rooms. The luxury kitchen and main bathrooms have been fitted to a superb level.
OUTSIDE
Step outside the French doors onto the west facing private 40' patio area and look out over the communal gardens and fountain.
There is designated parking and a double garage (18' x 17') with electric up and over door and water.
SERVICES
Mains water and electricity with a private drainage system.
TENURE
999 year lease established from January 1988 with each of the 10 Apartment owners being a 1/10th director of Grenofen Manor Management Company that owns the freehold.
A service charge of £800.00 per quarter covers the communal costs of maintaining and insuring the building and grounds.
COUNCIL TAX: The property is currently assessed at Band C.
EPC: Band E.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on January 10, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on January 10, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 15, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
