While Gullet has been inhabited for centuries, the earliest records show a dwelling on the site in 1632 and the original walled garden now encloses the swimming pool. Built of cob and thatch, the cottages were probably occupied by fishermen. In 1928, a fire caught the thatch and destroyed both cottages. As a result, reconstruction work began in earnest in 1928, with architects Read & MacDonald appointed. The builders were Murch of Salcombe, and all the buildings were specified to be built of the highest quality materials. The stone for some of the walls was quarried from the site of the existing Boat House and a railway system was built for moving materials. Cotswold stone for the roof tiles was transported from the Cotswolds -an amazing undertaking at that time. A wealth of original plans have been retained and will be included within the sale.

The house is finished with painted rendering under a Cotswold stone roof with lead light windows in wooden mullions, in classical Art & Crafts style. The house has been fully renovated internally and has magnificent oak panelling, parquet floors and open fireplaces with exposed beams in the drawing room in particular.

The main reception rooms are on the ground floor at the western end of the house, with a large open plan modern kitchen. On the first floor, the master bedroom, dressing room, en-suite bathroom, and study occupy almost a third of the space. There are a further 7 bedrooms and 6 bathrooms. On the second floor, there are 2 additional bedrooms and a bathroom.

The gardens are formally laid out and lead up the valley away from the house, past the barn, providing a number of level terraced areas with formal paths, lawns and wonderful mature plantings of trees and shrubs, which provide colour throughout most of the year and particularly in the spring and autumn. The gardens include 2 lily ponds, a formal rose garden and a large croquet lawn enclosed by a yew hedge with a spectacular terrace and large pergola strewn with wisteria, roses and clematis. Banks of rhododendrons line the sides of the gardens, which are completely protected by the sides of the valley. From the top of the gardens, the vista opens up looking out over the barn courtyard and the main house to South Pool Creek and the woodland beyond. The swimming pool is located just above the house within the beautiful old cutting garden, surrounded by a large paved area with steps leading up to the formal lawns and flower gardens above. The pool house has a kitchen, changing rooms, walk in shower and separate WC. There are extensive greenhouses, a timber built potting shed with lean-to and a store.

The Boat House is located on the creek-side to the west of the house and is approached from the house by a path from the lawn. Built of timber under a sheeted roof, it is a copy of boat houses found in the Adirondack region of New York State. It is on 2 floors, extends to about 1,500 sq ft with a balcony at first floor level and 3 pairs of double doors opening out onto the shingle beach. There are rails for pulling a boat from the water into the ground floor bays. Internally there rear drive. It comprises two traditionally built young stock/stable ranges and a number of pole barns offering bulk storage and a work shop.


The South Hams region is known for having an uncommonly temperate climate and verdant unspoilt countryside including hidden coombes and a spectacular coastline. The Salcombe Estuary has numerous sandy beaches, coves and sheltered anchorages - all of which make it an excellent base for dingy sailing, water sports, boating and long walks along the coastline. Lincombe boat yard with its pontoons and winter maintenance and storage facilities is close by to South Pool Creek and can provide for all the needs of keen sailors. There are numerous opportunities for cruising westwards to Newton Ferrers, the Plymouth Sound, Fowey and Falmouth and eastwards towards Dartmouth and Torbay. To the south lie The Channel Islands. South Pool is a pretty Devon village surrounded by unspoilt countryside. There is a 13th century church and an award winning pub called the Millbrook Inn. The Gullet Estate has the considerable advantage of a peaceful and private location, whilst being less than 2 miles by boat from the vibrant town of Salcombe. Once a thriving fishing village, it is now a highly sought after destination which retains much of its original charm and character and has a large selection of restaurants, local pubs and boutique shops.

Kingsbridge is about 5 miles away by road and offers a good selection of shopping facilities, including 2 supermarkets, as well as various restaurants, pubs, and a cinema. The property is accessible by road and rail, with the A38 to the north providing dual carriageway access to both Exeter and the M5 motorway. There are regular rail services from Totnes to London Paddington and regular internal and international flights from Exeter.
