  • Stunning far reaching views over surrounding countryside.
  • South facing position with good access to road networks.
  • Conditional consent for a two bedroom bungalow with home office.

An opportunity to purchase a level and enclosed building plot which has fantastic far reaching south facing views. There is detailed consent to erect a flexible two bedroom bungalow residence with the addition of approximately one acre at the rear of the site.

Detailed conditional consent was granted on the 11th October 2022 under application number PA22/04499 for the erection of two bungalows with attached garages. We are selling part of this site which has consent for a bungalow with a layout comprising of a large open plan lounge/kitchen/dining room, two large double bedrooms, one with an en-suite and a large family bathroom/WC which will have a separate shower in addition to the bath. Concluding the proposed layout is the home office, utility room and single garage. The home office could double up as a third bedroom if so required.

There is room for front and rear gardens and off-road parking and one acre of land which would be well suited for those who wish to keep stock or develop further productive gardens (subject to consents). There are outstanding south facing views looking towards the surrounding countryside.

The Building Plot is situated just off the B3254, north of Launceston. Village amenities such as a Village Hall and County Primary Schools can be found at both North Petherwin and Boyton within a few miles of the property. Launceston which is approximately 4.7 miles distant, has a range of shopping, commercial, educational and recreational facilities and lies adjacent to the A30 dual carriageway given access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction. For those with coastal interests the North Cornish Resort of Bude can be reached within 14.4 miles, which is known for its miles of sandy beaches, surf and cliff top walks.

For further communications the Cathedral City of Exeter is approximately 46 miles distant or about an hour’s drive and has a more extensive range of shopping and leisure facilities as well as access to the M5 motorway, mainline rail network to London (Paddington) and further north. Exeter is served by an excellent regional international airport. The continental ferry port and city of Plymouth is approximately 30 miles from the property and again offers extensive facilities as well as regular cross channel ferry services to France and Spain.
From Launceston Town centre proceed down the A388 (St. Thomas Road) upon reaching the roundabout at Newport continue straight ahead heading up St. Stephens Hill out of Launceston and into St. Stephens. Continue through St. Stephens along the B3254 heading through Yeolmbridge for a further 6 miles or so. Upon reaching Langdon cross take the first left which is signposted towards North Petherwin. As you proceed along this road the plot will be found on the left hand side marked by a Webbers For Sale Board.

We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
