The former stannary town of Ashburton, voted as one of the UK's Top 200 best places to live by Muddy Stilettos. The town has a lively range of shopping facilities, with a range of independent shops offering vintage goods, antiques, a family-run ironmonger's, delicatessen, an artisan bakery, a fish deli and the renowned Ashburton Cookery School. The A38 dual carriageway, linking Exeter and Plymouth to the M5 motorway is within a short distance of the town and there are mainline railway stations to London Paddington at Newton Abbot and Totnes.

First class educational facilities can be found nearby whilst Dartmoor National Park and the sandy beaches of Teignmouth and Torbay are only a short distance away.

Description & Accommodation - The barn was converted in 2008 by the award-winning developers, Poppy Developments, and has been home to the current family ever since. The property includes an adjoining stone barn with a mill wheel on the outside. The vendors looked at converting this barn for holiday/family accommodation and have some plans in mind for a conversion which could be up to 1,525 sqft. A picture showing this potential is shown in these particulars.

From the parking and turning area, there is a gate through to the barn with a walkway leading past the front area of garden to the glazed door which leads into the open plan kitchen/breakfast room. The entirety of the ground floor has wide oak planked flooring and the kitchen has a bespoke range of base and eye-level kitchen units surrounding the Aga which has a module adjoining with two further electric ovens and a four-ring gas burner above. The kitchen has black granite worktops and a central island with soft closed drawers. The kitchen has an integrated AEG dishwasher and integrated refrigerator with a Gloworm combi boiler concealed behind the cupboard unit. There is also an integrated microwave oven. This room is large enough to have a breakfast table, with a pair of patio doors leading to the gravelled courtyard.

Accommodation Continued - Archway to the snug, with a large window to the southern elevation and a chimney with a 6kw wood-burning stove on a slate hearth. This room contains a desk which is perfect for home working. Underneath the stairs is a WC. A door leads through to the large drawing room, a particularly bright and airy room, with exposed granite walls and three large window openings, including a pair of patio doors that lead to the walled courtyard garden. This room has an abundance of character, with exposed ceiling beams, a large granite fireplace with a 14kw wood-burning stove and some meat hooks remaining in the beams above.

Stairs lead up to the landing, providing access to the main bedroom, a large double room with built-in wardrobes, a good view over the courtyard below and door to a fully tiled en-suite walk-in shower room. Bedroom 2 (double), with an en-suite walk-in shower room. Bedroom 3 (double). Bedroom 4 (double). There is a family bathroom with a separate bath, corner shower and a large sink unit. From bedroom 4 there is a locked door providing access to the first floor of the adjoining barn, with its exposed granite walls and ceiling timbers highlighting the potential for further conversion. There is a large opening out onto the paved patio, where the water wheel remains. Inside the barn are the remnants of the press, which remain in situ.

From the kitchen, a door with a short flight of stairs, leads up to a storage room where the freezers are kept and a further door into a further storeroom with door through to the underside of the adjoining barn. Here you can see the cider press mill workings.

Gardens And Grounds - The Mill House is surrounded by an area of lawn with some mature herbaceous borders and a timber fence providing the garden boundary. The garden is a little haven, south facing and completely secluded.
