THE PROPERTY
Nestled in the heart of the most picturesque and popular village of Cattistock, first glimpses of this wonderful property are most impressive with its pretty thatched roof and attractive stone facade.
Dating back to the early 1600s and justifiably Grade II listed of architectural and historical importance, this property offers fantastic family accommodation, immaculately presented with a perfect juxtaposition of old and new.
On first entering the property there is a real sense of charm, space and light, with a large hallway with attractive stone tile flooring. To one side of the hall is a stunning family kitchen with a large dining/breakfast area with easily enough room for a dining/breakfast table and even a sofa, and incorporating a modern electric Aga (cream) perfectly set in the inglenook fireplace. From the kitchen there is direct access to the terrace and garden, ideal for al fresco dining. Just off the hall is a cloakroom and a perfectly proportioned sitting room with a large inglenook fireplace inset with a woodburner effect stove, exposed wooden beams and a window seat with views towards the church and picturesque village.
The bedrooms are situated on the first floor with four beautiful bedrooms including the most fantastic principal bedroom with its own free standing power shower. There is also a large landing which is currently used as a study and sitting area and a large family bath and shower room. Like most rooms in the house it is immaculately presented and full of natural light.
To the rear of the property is a delightful and very private garden with a large paved terrace area, partly lawned with well stocked borders and a single garage with wood store at the rear.
All in all, this is a truly wonderful primary or secondary home in an idyllic yet very convenient location.
LOCATION
This part of West Dorset is well known for having some of the most beautiful and spectacular countryside in the south west. Numerous pretty villages nestle in folds in the chalk downland and the vast majority of the countryside here is designated an Area of Outstanding Natural Beauty in which strict planning controls are in force to preserve this special character. The dramatic coastline and cliff tops of the Jurassic coast are a short drive away and have recently been designated a World Heritage Site.
Cattistock is as thriving village away from main roads yet highly accessible due to easy access to the A37 and A356. The village has an excellent award winning pub, superb village shop and post office with tea rooms, church, sports clubs, children's playground and numerous activities occur in the Village Hall. The heart of the village comprises mainly period houses and cottages, many built in the heyday of the Cattistock Hunt when people travelled for miles around and built attractive houses in the village from where to enjoy their sport; the centre of the village is designated a Conservation Area.
The larger village of Maiden Newton is just over a mile away, and also has a village shop, doctor's surgery, vet, first school, garage and has a main line railway station on the Weymouth to Bristol line. The larger towns of Crewkerne, the County Town of Dorchester and Yeovil are within easy distance and offer a large range of facilities including mainline rail stations to London Waterloo.

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
