The sale of a’Beckett’s Vineyard is an exciting opportunity to purchase a property which was last available for public sale some 75 years ago. a’Beckett’s Vineyard has been owned by the current Vendors for over 20 years, during which time they have built up a successful business producing and selling award winning wine. The vineyard produces red, white, rose and sparking wine. There is also an apple and pear orchard producing cider, perry and apple juice.

The property is approached via a private tarmacked drive at the end of which lie the house, buildings and land in a secluded location.

The house is a spacious four bedroom family home built in 1974 within the former walled garden of the neighbouring manor house, and is subject to an Agricultural Occupancy Condition (AOC). All the rooms have a light and airy feel to them with good ceiling heights and benefit from beautiful views across the vineyard and open countryside beyond.

At the front of the house is a tarmacked parking area.

The front door leads in to the Entrance Hall with Downstairs Cloakroom, storage cupboard and staircase leading up to the first floor. THE OLD BOILER HOUSE
At the bottom of the walled garden is The Old Boiler House, a charming one bedroom single storey annexe built in 2018/19. The annexe has been completed to an exceptionally high standard with under floor heating throughout. Originally built for the Vendors family the annexe is now used as a successful Air BnB.

The Old Boiler House has its own enclosed garden, in the center of which is a stunning mature Magnolia tree. Glass doors from the open plan living lead to a sheltered paved seating area.

BUILDINGS
The property benefits from a range of useful out buildings comprising:

1. Winery; a large agricultural building located adjacent to house and used to store wine. Built in 2007 of brick, concrete block and timber under a plastic coated tin roof with concrete floor. Containing a single sink and draining board.
2. Wine Store; Timber framed double garage with separate WC and washbasin built in 2013, under a tile roof and connected to both mains water and electricity.
3. Black Barn; located at the bottom of the walled garden built in 2019. Timber clad with concrete floor under an insulated corrugated roof connected to the electricity and a water stand pipe at the rear.

A large hardcore parking area used for visitors to the vineyard is located at the top of the land, close to which are located:

6. Two bay wooden framed open fronted store with concrete floor, timber clad sides and corrugated roof, built in 2008.

LAND
The land is divided into two parcels of 13.74 acres and 5.43 acres. The majority of the land is gently sloping free draining greensand over chalk with the smaller field having an area of clay.

The main parcel of land is utilized as the vineyard and planted with vines and fruit trees. The perimeter fence of which is deer fenced. Originally an orchard, the vineyard was planted in 2001 by the vendors, starting with 5,100 vines of five different varieties. In 2009, another 7,100 vines were planted adding another two varieties to the vineyard. Then in 2017 another 1,000 chardonnay vines were planted. All the vines are trained as single or double guyot depending on their vigor. The grapes are picked and harvested in October, then processed and bottled in Somerset. Returning to a’Beckett’s Vineyard to be sold to customers. The vendors also offer English wine tours for organized groups.

There are approximately 600 mature apple trees aged between 40 and 70 years of age, with a mixture of nine varieties including Lord Lambourne, Spartan and Laxton Superb whose fruit is used to produce apple juice.

About 15 years ago the vendors planted in all about 70 perry pears and cider apple trees. There are ten different varieties of perry pears used to produce perry and six varieties of cider apple trees producing the cider. The orchard has not been subject to any chemical sprays and there are a number of beehives in the orchard, owned by a third party, which produce honey from the blossom.

The vineyard and orchard are grazed by local farmer’s sheep during the winter months to keep the grass down.

A hardcore track runs along the top of the vineyard allowing good vehicular access.

The eastern boundary runs along the banks of the Semington Brook over which the property benefits form single bank fishing rights.

Gates from the main parcel of land lead out to the track, giving direct access onto a public bridleway and across which is located the separate stock fenced gently sloping 5.43 acre grass field.

OVERAGE
The buildings on the property will be sold subject to an overage provision for a period of 21 years and for 30% of the increase in value over the agricultural value. The overage will be triggered when planning permission for development (for anything other than agriculture purposes) is implemented or, if earlier, if the land is sold with the benefit of that planning permission.
